Smile Where are all the houses for sale in the Seacoast area?

I've spent close to a month searching, bid one two houses (one the sellers wanted too much, and the other was under contract until we found a structural flaw) and I'm about fed up with the selection.

I'm looking in the ~$420k-480k range, and for heaven's sake you'd think there would be some kind of selection available and I have found very little.

I've limited my search to these three towns: Stratham, Newfields and Exeter. I know some houses are sold by owner and don't show up on MLS, so if anyone knows any nice houses for sale in this range please let me know!

Anybody out there who was thinking about selling but is putting it off, hey, list that house please!

There's your problem...you're limiting your search too much. Try some surrounding areas like Brentwood, Dover, or Newington.

And for $450K, you should be able to find a heck of a deal on several acres.

Dover and Newington are too far north for my commute. Brentwood is ok, but I just strongly prefer those three towns. In total those towns have a population of over 20k, surely there should be some liquidity?

Depends on what you're looking for, I suppose. I know I can find a decent home on 5+ acres for well under 400K in those areas, and frankly, a 20K population isn't really the telling issue. Towns are not centralized like where you might be. A town like where I live (Rochester) has over 30K, but covers a very wide area, and downtown is comparatively small.

Kensington is also an excellent area with very nice developments (2-4 acre lots). Don't limit yourself to one town simply because you're completely dead set on that area. You might find better deals not far from where you want to go. I did.

ETA: Mind if I ask where you're commuting to? Boston? Danvers? Elsewhere in MA?

huh, you've only been looking for less than a month? I've been looking since late Jan (though opposite side of southern). Put contracts on 2 houses - had both nabbed out from under us. Second one came back on the market - we made a grab for it, everything going along fine until today: the day we get a letter from the title company congratulating us on our new purchase.. we get word from the foreclosure bank that they are rejecting our offer and canceling the entire thing and looking only for cash buyers (cause no bank will hold a loan on it as is). And there's nothing else suitable in our bracket in the 2 towns we're looking in.

One month is nothing! hang in there, or expand your search a bit.

Oh Wanna, I'm sorry - that stinks! What a disappointment. I'm sorry.

I think people who can hang in there are hanging in there and trying not to sell right now. It's not a great time to leave one job for another or try to sell a house, so there may be less inventory. As Wanna said, 1 month isn't much at all and inventory can also be seasonal - you may see more become available over the summer when many people prefer to move. Good luck!

thanks. I'm just sick about it. the only chance we have now, is if we can take a loan out on our current house and become a cash buyer. And the really sad thing is that the first house we really liked and tried to put a contract on last Feb.. is STILL pending!

Awwww Wanna, I'm so sorry to hear that buying short sale/foreclosure property is just so risky... especially when you've already put your $$ into the property with inspection, appraisal, etc... (sigh...) I'm sorry....

So, Potatosoup... where are you looking for what's available? I mean, I just browsed on nneren and to get into that price range I'm up to pages 12-14 of searching just on those 3 towns! that's a heck of a selection, and some of those homes look really nice. What are your criteria? sure seems like there's a lot there to choose from...
