I saw some ads for condos/townhouses at the Villages at Cinnaminson Harbour. Does anyone know if mortgage companies will require flood insurance for those places? Also, is anyone familiar with Kaplan (the builder)? I'd like to find out about the quality of those homes.

According to this map, the area lies outside of the 100 year flood zone. It looks like it would fall in that zone "X"

I don't think you'll have to worry about Cinnaminson Harbour flooding, the entire development was built a couple of feet higher than the surrounding neighborhoods everyone adjacent to the development get's water in their basement now.

Hi, I live at Cinnaminson Harbour and I can tell you that flood insurance is not required. In fact, although we live very close to the river, we have had zero problems with flooding, unlike communities located further "inland." In the three years I have lived here, we've had some major storms dumping huge amounts of precipitation--still, never a problem. Hope that helps. By the way, this place is the best kept secret of NJ. It's an amazing place to live. It's a shame the builder has not done more to advertise the place. All the best--Bryan

Kaplan builds nice homes. We looked into the homes there but its not what want.
Right now they can't sell em and are discounting deep and now have FHA financing. Also keep in mind that Ryan homes also has a development in there with larger homes. I actually liked the Kaplan homes better though.

Hi we are thinking about purchasing in Cinnaminson Harbour, what do you think if the development, assoc. fees, any other infor you think might help us sway our decision?? Thanks..

he fees are tiny bit high but when the economy turns around they will expand and will be building a pool and stores on the property.. Its a nice neighborhood. We were going to buy there but wanted a single home because we are in a row home now and wanted to get away from that.

Hi Bryan,
QUick question- We are planning to buy a new Town Home in Cinnaminson Harbour. COuld you please advise on how the resale value of those properties are? I mean, we want to sell it in 3-5 yrs, and dont want to get struck there by not being able to sell it quickly.

Since you live there, do you happen to know if it is a hot property to rent out or resale easily?
