Considering a move to Merchantville or Collingswood. Ideally Collingswood because of proximity to PATCO.

Houses are cheap but taxes are really high. It looks like housing values have been steadily increasing for a while. Does anyone have a sense of whether that is likely to continue? Don't want to get stuck with high taxes and barely apprecating values. NJ seems like kind of a risk.
