I could sublet you an apt from Aug 23 to Oct 1 for about $1500 including heat and electricity. No security deposit. It's on route 24 near Chester and very nice. A one bedroom w shower bath, kitchen, oven, refrigerator, living room, in the walk out basement of a stone home.

Per NJ law you can not charge any more then 1 1/2 month rent as security deposit.
A private owner may get away with it if tenant is willing but a bona fide apt complex would not entertain the idea

Forget Teaneck. U won't find below 1200/mo for anything except maybe very small in 2fam house. Elmwood pk, Clifton are less expensive. also look at Ridgefield, Ridgefield Pk, North Bergen, Fairview, and other towns east of Ridgefield. If you're interested in finding out the demographics and crime rates of the towns, check out this url: Moderator cut: link removed, competitor site

Click on the link on the left side of the page under "Reports" ; "Relocation Crime Lab".
Enter name or zip of city and view report. They are pretty detailed.

Good luck

I believe most of the NJ laws that regulate rental dwellings, including rent control, refer to more than 4 family apartment complexes, or maybe it is '4 or more'.

I think the law considers the smaller number of dwellings a private home and not a major source of income, and home owners are allowed more freedom as to what they do with their property.

Rentals with a larger number of units are considered a business and are more regulated, as such.

I think NJ has more private home owners than apartment dwellers, so the elected officials may tend to favor them.

I have always wondered why rentals in NJ require 1 1/2 months rent while most apartments in other states only required 1 month's rent for a deposit.
