I looked up your home out of curiosity. One possibly unintentional result of your having posted here originally with details is that by inputing the info., you show up on Google searches !!! That is world-wide! You must be an advertising executive and didn't know it  The house is superb looking and majestic, a real classic. I absolutely love your kitchen and the granite counter that L's out with seating and the stainless steel refrigerator, how cool is that! The breakfast room with the wall of windows overlooking the back of the property is gorgeous too. I wonder if it might not be cheaper to save the (I'm guessing the standard 6%?) $35,000 commission fee (Sorry Marty..  ) and redo a lower room to accommodate your parents. The house is truly a beauty, beautifully situated. Why not keep it and make the changes to the house required for your parents and drop the other property?

I was curious too. The house is absolutely gorgeous. I would think you could get more then what you are asking for it. The price is right the neighborhood is great and I bet you cant hear your neighbors at all. I wouldn't lower your price anymore. The house looks spotless maybe you should just throw out your bucket.  That's a million dollar house here at the shore.

Thank you for all your kind words  Yes, this house is a beauty. I love the kitchen too. I did all the decor. myself but hired a pro. to paint. I'll miss this place but we are doing the right thing. Our timing was a little off but we keep telling ourselves "Tough times don't last, Tough People DO" It's Jersey Thing but you may borrow it anytime!
We thought of ditching the new construction but it's too late to do that.
We would lose a substantial amount of deposit money (we looked into this) so my attitude is forge ahead.
I'm thrilled to learn that over 1500 views were on my forum post and like you said, this went world wide.  Should I add Advertising Executive to my Profile?  I truly was a Executive Adminstrative Assistant before we married & started our family. I am dying to go back to work but childcare would eat up my paycheck (Grandparents can't take care of 2 toddlers for 8 hrs a day- it's too much for them) Sorry I went off on a tangent. Coffee is kicking in. Thanks for the helpful reply MoMark.  I'll let you know how things go for us.

OMG I would be in Heaven if I could pick that house up and plop it down at your shore. One of the best part about the property is that NO you cannot hear your neighbors. So I can scream at the husband & kids & senior's all day long and noone will look at me like I'm a looney bird (this is a joke-I don't scream). The neighbors are really nice too. As for price, it's staying where it is. We're taking a hit already, so I'll fight with Moses if he makes a lowball offer

I'm going to try to take an afternoon off (mentally & physically) from this situation.
Agent keeps telling me "It just takes ONE person" and I've put my request out there into the Universe. Hello Can you hear me??? Helllloooooo- one big fat empty echo so far after almost 5 months

The beach was great today, headed over after we got a call that we had a looker.
The guy was looking for a condo where the maintenance fee included HEAT??
I have never heard of this, have you guys?
Anyway, I got offered a job in NC Friday afternoon and we are moving
Sept 3.

Our house in Atlantic City was on the market for almost 9 months. When we listed last October, we seemed to just miss all the activity that was happening in the market there. Lots of builders and developers looked at our place because it was a double lot close to the water, but we just missed out on that too. The city started cracking down on building permits. So much construction and rehab is happening down there now, i cant wait to see what it looks like in a few years. We did a few price reductions over the time we were on the market, and endind up getting slightly less than we had expected, but still a huge profit over what we paid just a few years ago. All it took for us was for the right buyer to FINALLY come through. I dont believe in open houses, we didnt have one. I think it just draws nosy neighbors over, or people who happen by, not actual buyers. We pretty much resigned ourselves to another year in our house, and began making plans accordingly, when we got a serious offer. I wish you the best of luck, but you must kep in mind that people dont see your house they way you do. Watch househunters on HGTV sometime. If buyers dont like your carpets or wall colors even, they will look elsewhere. Annoying, we've been there.

Picture Perfect
Well, after several hours of Landscaping, it's finally Picture Perfect.  We're all sunburnt but it was well worth the extra time/money & effort. The front of the house looks so good.
Not cookie cutter landscaping, but my own personal design.
I've been reading ever word written back to me on this forum. There were some valid points raised. The color of carpets & walls..thanks Maisy (but we're pretty neutral all around except the VictorianRed dining room) Each idea & suggestion has been appreciated & we used many of your ideas.
Today it was "Curb Appeal". Wish me luck - A new week begins.
PS- I wanted to fry some bacon for bkfst & make fish for dinner but at the rise of smelling up the house, I refrained. Poor husband  He'll thank me later !!

Much of Long Island is having problems too! The market is getting very stale. Neighborhoods are full of houses for sale but but I see the same houses still for sale after a long time. Many owners have dropped their original price a few times in order to sell. I am looking to move to western NC (maybe Granite Falls area), but I fear it will a long time before I'll be able to sell my home in this market. All things happen in their own time and for their own reason. Best of luck to you.
