Taxes have increased an avg. of $600 a year since moving to town in 2003. Horrible town for taxes. Look elsewhere when shopping a home. I wish I did. Just my advice so people don't get burned like I did buying my first home in the wrong town.

Slightly off topic, but do you hate the Beatles? For some unknown reason everyone in Waldwick hates the Beatles.

waldack, thank you so much for the warning. What towns in the waldwick area would you recomend? I will also be buying my first home and after reading your post I am thinking I should cross waldwick off my list.

you are correct, this town is becoming another hillsdale!!!! The cops are busy everyday with some project and guiding traffic due to that project ie overtime, the cameras on all the lights, believe me I see another Hillsdale in the making with the taxes soon to get worse!!

i have friends who live in Waldwick, the taxes are going up like crazy!! Ohh but they got that Trapinger school!!! I think the name is similar and its a BLUE RIBBON SCHOOL!!! OHHHH!!! Wait until they do the downtown revitalization. Better not open the bill in August after that.

my friends for a crappy 3 bedroom ranch about 1500 s feet is about 9K, which in all honesty is not that bad, its that the last three years its gone way up. It started at three years ago at like 6900!

Look Waldwick, like Hillsdale use to be a blue collar, affordable town. However look at whats going on! They are sandwiched in between the fancier towns, Saddle River, Ho HO kus, Allendale and Hillsdale had a similar situation with Saddle RIver, Ho HO kus, River Vale and Woodcliff Lake. They both have trains, they both have supermarkets, they both have prime location, Waldwick being even better. So its no doubt in Bergen COunty that this is desirable and taxes will go way up!! Now look at the positives, taxes are high but everything is close, schools are good, trains, a good library, location and no dirtbags or need I say it HILLBILLIES. SO its a trade off!!! Personally I have had both situations and let me say this I have learned the hard way, there is more to life than taxes. I have learned so many things the past 3 years about taxes. Low taxes are great, but unless its HARDING, its not worth it!!!

Talking my taxes

My taxes were $5400 in 2003 now $9700 for 2010. Better tax towns include Paramus, Mahwah, Franklin Lakes and parts of Woodcliff Lake. Just make sure to watch the tax increase history year over year when making a home purchase. The other critical # to pay close attention to is total school budget to total # of students. The cost per student will blow your socks off for sure but will also give you an idea if the town you are looking at has any idea of how to manage a school budget. Pay no attention to the police budget because that just gets you angry. Private security can do the same job with the triple back up of Bergen Co. Police, Bergen Co. Sheriffs and NJ State Police. Best of luck with your house hunt and remember to never overpay for a NJ home for NJ taxes will do that for you.

Paramus has the lowest taxes by far because of all the shopping malls. Wyckoff's taxes are fairly low because it doesn't have a high school. They mooch off of Franklin Lakes. Waldwick & Midland Park really shouldn't have their own high schools. That's why the taxes are going up there.
