any particular reason you want a condo/townhouse? i ask because you have a very good selection of SFH in Nutley with taxes under $10K. MLS: 2778182 - adorable.

The problem with that is living somewhere greener will not likely get you a commute under an hour unless you live right next door to a train station on the Jersey side and work right next door to Penn Station or a PATH station on the NYC side. This is a reality you are going to have to come to accept. I have been commuting to the city from different towns in NJ for 31 years. The only people I know who have less than an hour commute live in Manhattan, Jersey City, or Hoboken. Even people in Staten Island and Queens take an hour or more to get to work. It's geography--a mile-wide river separates the island from NJ, and there are a finite numbers of ways to cross it and tens of thousands of people are using those same ways at the same times every day.
