A family member asked me to look into beach houses to buy somewhere (anywhere) on the Jersey Shore. I'm a realtor in Morris County, and don't know much about all the beach towns, so I could use some advice.

He wants to be walking distance from the beach (preferably ocean) and we need a 4 bedroom 2 bath home. Price range 550-699k. Ideally it would be around point pleasant beach or lavallette, saw a home in Bradley Beach that looked nice but don't know anything about Bradley Beach.

We can look south, as I imagine we'd get more for the money. Heard Brigantine was nice - any other areas?

Point Pleasant would be my 1st choice
Brielle...Belmar...or any one of those beach towns along 35 from Ortley Beach to Bay Head skipping Mantoloking as those homes are for millionaires
Also Seaside park is nice....not sure about the size of house wanted & budget

Not sure about Point Pleasant area but Brigantine, Ventnor, Margate, Longport are all very pricey. As are Avalon and Stone Harbor. Sea Isle is a bit more reasonable. You may be able to find something in the south end of Ocean City. South end is a little cheaper since you are farther away from the town center and shops, boardwalk etc.

Ocean City is a nice family town (I grew up there). If you buy in any of these areas make sure you have off street parking or you will regret it.

You're really dealing with a huge number of choices when you're thinking of anywhere between Bradley Beach and Brigantine. I can think of at least two dozen variables that would make me interested or not interested in the slew of specific municipalities in between those towns. That would take years to properly sort out, frankly.

We chose Lavallette for many reasons, way beyond the scope of this reply. Quality of community, reasonable distance from our primary residence, low taxes, excellent facilities, and stability, among others.

My own opinion is that no one should buy anything until they've rented there for a few weeks over several seasons, and have some idea of what they are getting into after thoroughly researching the market, tax rates, politics, and a bunch of other important facts.
