We just put our house on the market and think we know where we want to move. Suddenly we decide to explore one last alternative: staying here for the short commute and having a place in the country for weekends.

We both like the old-timey green feel of W. NJ but have seen very little of it. Can anyone recommend small towns where we could find:

* A livable older home (1900-1940) with a biggish yard (1/2 acre+)

* A town with Catholic and Episcopal churches in it or nearby

* Not too far from a good grocery store

* Hiking and swimming (Y or lakes) within 15 mins or so.

Oh yeah, and all of that for under $225K.

Thanks for any help. I know the timing of this search is absurd and I'd be grateful NOT to have that pointed out rudely. But, posters will be posters.

Look in Warren or Sussex County

The outer areas of Phillipsburg..you're not actually in Philipsburg just have that as your mailing address

What about someplace like Greenwood Lake? Greenwood Lake, Vernon, West Milford in New Jersey and New York Maybe not far enough West for you? I was JUST up there showing places & was just floored about how beautiful & tranquil it was with all the lake communities, the rolling, green space....it made me want to move actually.
