Hi!

What do the property taxes average in Ocean County NJ on a 300-315,000 home?

We are from out of state, but what can 300,000 get us in Toms River or anywhere 20 mins from there? What other areas are safe, good schools and not to pricey.

every town has a different tax rate so it is hard to generalize, figure on taxes being crazy high anyplace that you choose

I'm 23, grew up in Brick (the town 5 mins north of Toms River) and am currently looking to buy my own place in Brick. I don't know about the amount my parent's pay in taxes, but I can tell you Brick is a VERY good town to raise kids in, as well as Toms River(just avoid South Toms River), as well as Point Pleasant and Bayville... all good area's basically anywhere in the area is good, except South TR, Seaside, and Lakewood.

Manchester Township has a low RE tax rate, for a $300k home on 1 acre its around $6,000 (think its third lowest in Ocean county the RE tax rate).
Schools ok not the best in area, but more open space in the Whiting section of the Township to live not crowded (most homes on 1 acre in Whiting section non-senior areas). Being 80% seniors causes the RE tax rate to be lower then other towns in same area.

Property taxes vary by town. FWIW, Ocean County has some of the most affordable taxes in the state, so you're looking in the right place. In Toms River, figure somewhere around $4-5K.

Within 20 minutes of Toms River: Brick Twp., Berkeley Twp. (Bayville), Island Heights, Point Pleasant Boro, Point Pleasant Beach, Howell Twp., are all nice towns.

Stay away from Lakewood Twp. and South Toms River. South Toms River is a separate town from the regular Toms River Twp. and they have some problems there.
