Anyone know of any new construction single family house communities (excluding age 55+ adult communities) in the central New Jersey area? The only ones I keep seeing are in Hillsborough & Piscataway.

Ideally, I would like to settle near the Princeton area (Princeton Junction, Montgomery etc). for the excellent schools.

Any recommendations would be greatly appreciated. Thanks in advance.

Two areas I can think of are Monroe Township and Chesterfield. They both have several new construction developments going on.

Not aware of any new construction (SF) in West Windsor or Princeton. The newest development in WW is Toll Brothers Estates at Princeton Jct (there are some "newer" homes for sale in there).

In Princeton, there are some random new homes being built in existing neighbourhoods (the original homes were tear downs).

In Central NJ I would say that East Brunswick, South Brunswick, and Monroe have some of the best schools in the state. In all three of these towns you have possibility of new construction but what has to be factored in is your price range. Naturally, the higher the price range, the more choice you have for new construction communities. Also keep in mind new construction comes at a hefty premium. Here is a general breakdown of the towns:

East Brunswick
In East Brunswick it will take at least $750,000 to get into a new construction community as the town is currently almost out of undeveloped land. The only land coming up these days are farms that are being sold but of course the township tries to purchase the land first and sometimes they are pretty successful. Here you have a few developments to choose from; Chateau Royal, Matthew Manor, Farrington Woods, Charter Oak, & Irene Estates, priced from $750,000 to $1,000,000. Keep in mind as with all new construction, these are all starting prices.

South Brunswick
In South Brunswick, it will take you about $900,000 to get into a new construction community. Here you could choose from Dunhams Farm (on the border of East Brunswick and South Brunswick) and Sand Hill Estates. Prices start from $900,000 to $1,200,000 depending on the community and model. Again all prices are base prices.

Monroe
In Monroe you will get the best bang for your buck because the town has only been under major development for about 7 years. Used to only be retirement communities but now you can find PLENTY of single family homes here. Here you can get into a community starting at $550,000. Here your choices are Sunrise Acres, The Stratford @ Monroe, Bergen Mills Estates, Southridge Estates, & Elm Ridge Estates. Base prices range from $550,000 - $1,700,000.

I don't know if you're still looking for new construction in South Brunswick.
If you are, the developer of Princeton Glen in the Kingston section of South Brunswick just received the final approval from the township this week to begin building. He's building 6 new construction homes & rehabbing 2 historic homes. Everything will be brand new on the historic homes except the exterior walls.
The new construction homes all have 5 bedrooms, 3 baths & are priced from $634,000 to $671,500.
The one remaining historic home is priced at $449,000 and has 3 bedroom, 2.5 baths & is 2400 sq ft.
