Egg Harbor Township is right near Atlantic City. Little Egg Harbor is a bit farther north in southern Ocean Township. We had looked at property in LEH about 17 years ago. I was not thrilled with it. I happened to be in that area yesterday and was very impressed with the many lovely neighborhoods that have sprung up over the years. It was quite a change from what I remembered.

I wouldn't offer the buyers' agent a big bonus...you're better off to put that in the buyer's pocket. If you're going to offer a financial incentive, offer to pay the buyer's closing costs up to $5K or more, which is a great deal for the buyer, since closing costs will come right out of their checking account. That helps your home to stand out vs the competition to both the buyer and the buyers' agents.
You should expect your agent or someone from his/her office to hold an open house EVERY Sunday or at least twice monthly. You have to get lots of people in to see the house right now...buyers are looking at everything on the market before they'll even consider pulling the trigger.

Try taking most of the stuff out and redecorating it that appeal to the buyer. Watch the TLC and you will see what I mean. Good Luck!!!!!
