Please help!!! Trying to sell our home in Little Egg Harbor, HAVE to sell our home actually. It has been up for about a month with no calls!!!! We lowered our price 10k, held one open house. Please if any one has any advice to offer on what we can do or what my realtor can do, let me know. I beleive we are really fair in price at 289K 3 bedrooms 2 baths, remodeled pretty much everwhere, new deck & landscaping. Only 12 yrs old in a area called Osborne Island near all waterfront homes & bay.
PLEASE HELP

Sellers always want to know "what else can i do??" "should i plant some flowers???" "should I hand out fliers at the supermarket????" I can think of three things you should do:
1. lower your asking price
2. lower your asking price
3. lower your asking price

it's not 2005 anymore. Only reasonably priced houses sell in this market.

Yes.

The problem is that there are over 1000 homes for sale in Little Egg Harbor, NJ, and 45 homes for sales within this very tight range: $275,000 to $300,000, 3BR+, 2BA+.

You're directly competing against these other 44 homes (and equivalent homes to yours that are less than $275k). With that many homes to look at potential buyers are always going to look at the cheapest ones first.

Take a look at realtor.com and pretend you're looking to buy a 3BR/2BA home in Little Egg Harbor. See what you think of your house (honestly and objectively, if you can) compared to your competition.

As well as lowering the price, you could also offer a $5k bonus (on top of all other commissions) to any agent who gets you a contract within the next 30 days. At least you will know that there is a lot more incentive to drive traffic to your house rather than the other 1,000 for sale.

I presume your house is in tip top condition. I mean perfect with no personal items, pictures or pets around?

Also, what type of job did your agent do with taking pictures? Are there plenty of the inside or just one of the outside? Have you followed up on his / her marketing efforts. Brokers open houses, newspaper listings, mailings etc...what did they agree to do when you listed the house and have they done it?

do not give up hope. Your home will sell. Know it in your heart, don't be too desperate. hang in there.
Clean it from top to bottom, have the yard manicured.
don't worry the right person will come along

Thank you! I needed that. I have it cleaned and everything put away. We jsut got our yard landscaped and it looks great. I jsut need people to want to come in and see it. But thanks for your positvity

The housing market didn't seem to stall, it went to a dead stop where I am. As was mentioned look at your realtor.com listing, what does it contain? There are different levels of membership there, a lot of realtors in my area don't do the enhanced, which gives more pictures, web site link
