I am new to the forum, as I just came across it while searching for an answer/opinion regarding a home I am purchasing.
I am a first time buyer, and we had the inspection done on the house.
The inspector stated there was some rust staining at the base of the plenum on the HVAC system. He also stated that this is possibly due to a leak in the internal condenstate tray for the AC system.
We asked the seller to show if there was a leak and if it was fixed. The seller responded with a receipt that shows "AC had lack of freon" and they had it refilled last July, after which it has been running fine as per seller.
What do you guys think of this response?

I would recommend bringing in a HVAC specialists to do an inspection on the AC.
Thanks for the response. I spoke to an HVAC specialist and he states that since they can't turn on the system, they can only do a visual inspection. I doubt that would actually identify a problem.
If it can't be turned on and inspected, probably have 3 chioces: (1) accept the story, (2) use the issue to lower the price, (3) try to escrow some money from the sale until you can be sure it runs properly.
the unit is 16 years old. I am also thinking to get the PSEG worry free warranty. may be that would be helpful and i would be "worry free"
That's a good idea. Make sure you understand what they cover for AC units though, I remember it being expensive and not covering everything. It was good for furnaces and hot water heaters IIRC.
Refrigerant does not get used up or go away. its a closed system.. If the refrigerant needs to be refilled, there is a leak. its as simple as that. Its gonna leak out to the point of not working again.. guaranteed.
That's what I thought too. If its a closed system, how is it they had "lack of freon"?!
Does the freon refilling has anything to do with the rusting/staining on the condenser tray?
I understand that its not a deal breaker, but down the road, in a couple of months, I dont want to have to pay for a replacement unit. How much should I ask the seller to hold in the escrow? any terms and condition on the that?
