Listen up........I have been in the real estate industry in a service busines (radon) capacity for 20+ years. This is traditionally a slow time to sell......your not going to find serious buyers looking until after super bowl weekend and the weather warms up a bit. First....you have to have your house priced right.....check the comps that are near you and price your house right according to those comps......second......if you want showings then you have to entice the realtors to show you house by making it worth their while to do.....that means you have to offer a bonus to the selling agent.....list your home at 5% with a 1% bonus to the selling agent......you'll have agents fighting to show your home !!!!

Side note. I don't get this aspect. Maybe I am a unquie buyer by dictating what properties I want to see instead of depending on my realtor to decide for me. I get all the listings from my realtor via emails. So I see every house in the market in my price range in the towns I asked for. Then when these emails go out I look them over and think I want to see these x houses. I never look or care about realtor % or anything. And the minute my realtor suggested looking or not looking at a property because of that % I would kick them to the curb. I just don't get it.

Realtors can not convince you or anyone to buy a house, and any Realtor who shows a house based ONLY on an extra 1% is not smart.

I do send listings by email, but also know areas better then my buyers, and once I meet and work with buyers we see what they like and don't like. I also suggest things that may be a bit different because the buyer may not be aware of the option. I are not manipulating the buyer, only trying to find him/her a house that they like.

Sometimes the buyer says "I hate ranches... show me anything else."

The Realtor follows their direction, then calls to make a follow up appointment only to hear, "ya know, we were driving around and saw this ranch at an open house with XYZ Realty. We loved it and are in contract!"

Ask any Realtor, and they'll tell you stories like this....

I've learned this the hard way. I ask my buyers to be a little flexible and check out this house that is not exactly what they want, but is nice.... and have sold homes this way to happy and satisfied customers.
