Question Towns with Highest and Lowest Property Taxes in Bergen County?

What towns have the lowest property taxes in Bergen? I know Alpine, ironically, has one of the lowest in the entire state of NJ. What other towns in Bergen are as or almost as low?

Also, stepping outside of Bergen, out of the Wayne-Montville-Towaco-Riverdale area, which town has the lowest taxes?

Mahwah is one of the better towns for property taxes in that area.

As far as Alpine, it makes sense that their taxes are lower. The cost of services doesn't go up just because the houses are all worth 5 million instead of 500K. So you're still dividing up the same costs, but the taxes per house value will be lower. Property taxes are highly regressive.

I know that East Rutherford and Carlstadt in southern Bergen County have low prop. taxes by NJ standards

Agreed with general assessment...

Except, when you look at tax benefits, one would generally rather pay a higher price vs property tax (taking marginal tax & interest rate into consideration)

Reason is Alternative Minimum Taxes.. You can have a family making $135,000 hit with AMT and their property tax federal deduction is severely limited or disappears entirely.

Families in NJ get hit with AMT a lot quicker due to high property taxes. AMT will not only limit property tax deduction itself, but exemptions, state taxes paid, work related expenses, etc, etc.

Mortgage interest deduction currently doesn't' have the same ruling regarding AMT.

What are the ten towns with the lowest property taxes, and taxes in general, in Northern Bergen County? I was surprised to see that Wayne had really high taxes, especially since it is technically passaic county.

Paramus taxes are really low because of the huge commercial tax base. Some of the towns near the NY border might be a bit cheaper relatively due to the huge office buildings that crop up around there, but, that's just a guess, not a statement of fact.

Beyond that, what you'll pay generally reflects the services you get and the cost of your house relative to the rest of the town.

@MightQueen, why do you say that? What are your thoughts on the town of Wayne?

As for Bergen, what are some towns in northern bergen county (NOT including the 'highlands' region) with LOW taxes? I am talking about everything from Paramus to Oakland.

Also, what are some towns in Morris County that offer safe, convenient living that aren't in the boondooks and still within the Wayne-Oakland area?
