Manville: What are the parts that don't flood. What to avoid.
Hello! I am planning on buying a house in Manville. What areas don't flood. What areas should i avoid? I know there are sections of Manville that don't flood at all - I need to know where they are!! Any help would be appreciated. Thanks!

Hello Katheen. I just bought a home in Manville from Essex County. Like you, the quality for the price was a priority. Essex County homes cost an arm and a leg for a decent home. And like Somerset County, it also has its fair share of flood-prone area such as Fairfield, Roseland and some parts of Maplewood. What drew me to Manville is its small-town feel plus you could buy a home with 3/4 bedrooms, 1-2 bathrooms with partially finished basement for the price-range you want. The schools and Post Office are within a short drive away and so is town center and movie theater. Bridgewater Commons is a few minutes drive. It is near to 287, 206 and 22. So far, I am happy. Just keep in mind that Royce Valley is situated in the flood zone. Goodluck! I wish you the best in your house-hunting.

Thank you! Your input was very helpful! I am from Middlesex which is a few towns over, and i love it, but its a little more pricey.

I grew up mostly in Manville(live in PA now)and I come back sometimes to visit my mom 'on the island of Manville'  There are areas that don't get flooded out,the town just becomes 'flooded in'. The town is only about 1 sq mile so there's not many dry places there to live unless you want to live on the fringes,like Bridgewater or Hillsborough.

This is a map I made of the area. The 'marshy' areas and the surrounding streets are suspectible to flooding of which you speak. I hope this helps you.
If you want to specify an area for me to 'zoom in' to, or make the scale larger, I can do that for you. That way you can read the road names more legibly.

Hey Katelyn
I have lived in Manville for 14 years and hubby grew up here. Been here through many of the major floods including Hurricane Floyd in 1999. Get a copy of the State Flood Maps (If you want I can send you a copy or fax to you). I have these maps at my work and I will tell you that the flooding area is very accurate. The area of town called "Lost Valley" or "The Valley" has the worst reputation. Some areas do not flood in that neighborhood but the majority of it does. Areas that don't become unaccessible. River on one side of neighborhood and railroad tracks on the other with limited access. The most desirable neighborhood is Weston or Little Weston. They don't flood. Manville has the reputation for the flooding because we do become an island. However there are many areas that do not flood. Good luck with your search.

I am in Manville and my house doesnt flood and is (hint hint!) for sale!!
I am in the valley, but some homes here dont flood and dont require flood insurance.
Dont go too close to Boesel, or the river/park area. Also, near the creek (Kyle str?) area floods and near Brook Blvd. A good realtor that knows this area will know where not to buy. Also, gsmls.com tells you if the home needs flood insurance. Basically, if it needs flood insurance, and I am not saying this because my home thats for sale doesnt require it, dont buy it. The floods here 04/15/2007 were bad, and it wasnt even a hurricane. I am an insurance UW, so I have seen the claims from water losses and they can be devastating.
Short note to those without flood insurance in Manville- consider it. I had it, just to be safe, and it was $300 a year for $100,000 building and I think $15000 contents. It was cheap as its not required for my house.
Some areas of Weston dont flood, some in the valley and some in near the HS.
FEMA has a great website where you can map the location address and it will tell you how high the flood risk is.
Good luck! PS Middlesex is nice, but some areas flood as well and yes, it can be more pricely. My brothers home near McDonalds flooded a few years back.
