dear friends
Is it possible to buy a townhome in birch glen,piscataway for 300k...i know may be a condo is possible...but sometimes a salebyowner may be ready to sell a town home in 300k -320k...
if there are any good offers in birch glen pl. let me know...

Birch Glen is one of the most luxurous condo/townhouse community in Piscataway and brand new community; very few are for sale due to the fact many buyers just bought their unit and moved in.

Nearby Maple Grove, Maple Wood, Canterbury ...etc have been selling very fast, e.g. Maple Grove sold over dozen units last month and almost sold out. Due to the fact they are very close to Dunellen Train Station to NYC, and Piscataway just announced providing free full day pre school for kids at 4 year old this September, so, many families with small kids bought recently.

The 2br 2ba condo selling in the area from $250k to $320k depending on the model and upgrade, but for Birch Glen, not seeing too many transaction, as said, it is a brand new community, not too many for sale. The builder may have sold out all their units.

That must be why so many MLS listings this year have either expired or been withdrawn.

Many condo or townhouses in the area were rented at good rent, so owners decided to withdrawn from the MLS. Try to check on realtor.com for rental to get an idea. Piscataway has many business expanding and many new relocations to the area. Many condo/townhouse communities in Piscataway are either sold out or only a few for sale. e.g. University Heighes sold out, Starpoint only one left, Hidden Woods sold out, Maple Grove sold dozen unit last month, Maple woods 2 left ...etc.

By the way, Birch Glen has a very good community yahoo group. 260 RETTA CT 3br 2hba townhouse just sold under attorney review at $374,900 ...

Default 321 Bowler court, maple grove

Hi,
Does anyone know if 321 Bowler court in Maple Grove was sold already, if so how much did it go for ? (I would like to know the sale price, not the listed price). If it's under attr. review / contract would it be possible to know the exact price for which it was sold ?

That was listed for $370,000 and is currently under contract.
