Hi All, I am about to close on a house in Central Jersey and wondering what kind of rates folks are getting currently and who was your Mortgage Co/Lender. I'm looking to borrow $436K, 20% down, 30 year fixed, 1 point. I'd prefer to hear from borrowers, no mortgage companies or lenders please. Thank you.

I'm closing in August, i was sent 1 GFE for 4.625 no points 10% down 30 yr fixed. Have 2 more from banks coming this week.

closing in July. 4.625% NEGATIVE 3/8th of a point, 30 year fixed 20% down, around $700K (got it right before they stopped issuing conforming above $625K)

Closing in July also, had my choice of rates, went with 4.875 over 4.5 because I was able to get more money from the lender going that route. Putting 10% down and not paying PMI because of the lender's reimbursement towards closing costs.

WHy would you do that? PMI is only until you reach 20% equity (real equity), that 4.875 is forverer (life of loan barring refi)

We're going to apply 350 a month right back towards principal every month on top of our mortgage payment so we shouldn't be too bad off. The difference in the monthly mortgage for us is only $50 a month. With early pay off we'll save a lot in the long run regardless.
