Is it a seniors-only complex? Being there "many weekends" does not constitute living there, however. Why does this bother you enough to want to report them?

Maybe she is there "many weekends" to help her elderly parents with cooking, cleaning, bathing, laundry, bills, shopping, medication & medical issues. Maybe she is there to spend as much time as possible with them before they kick the bucket. Do you REALLY know what their story is? Or are you just being meddlesome?

If the site is a 55+ or "seniors only" residence, it is the responsibility of the management or association to determine whether or not covenants have been violated.

Domicile, residency or permanent residence is generally determined by the address used for income tax purposes. As ocnjgirl noted, "being there 'many weekends' does not constitute living there." If this person were to be present Friday evening through Monday morning, every weekend, we are still looking at only 156 days out of 365/6 days a year which is barely over 1/3 of a year.

That said, my first question would be whether the "49 year old" is a relative. If they are either of these, two words come to mind: back off. Such arrangements are common within families, especially where elderly parents live alone and need to be checked in on from time to time. If this person is not a relative, but a caretaker, this may still be an arrangement made by the family and it is still a family matter in which that others do not have a say, even associations.

If it can be proven this person is neither of the above and is paying rent for living there on weekends, then there is cause for reporting them to the association or facility management.

Above all though, why are you being this nosy about what is going on? What is your reason for ratting this person out?

Local rules. Would not be illegal or unallowed even if rented in many instances...staying there at all may be illegal or against the lease in others.

You would have to look at the governing docs to ever tell.

there is no standard answer.

In my area, older than 55 housing requires that no one under 18 is living there. Adults children are allowed. As soon as the adult children have kids, they are not allowed.

OP: I'm curious ... How did you ever find out her age? It is considered rude come out and blatantly ask a woman's age, even if you know her. How did you ever find out she's 49?

And how old are you? You seem to be a very arrogant, bitter and jaded 14 year old ... maybe 14½, going on 15? Did some old person cut your allowance or something?

the standard sun city 55+ regulations ban permanent residence by those under 19. Generally specifies no more than 90 days. However day care of children is quite allowable.

There are no standard restrictions on age other than under 19 and one resident must be 55+.

Those are the rules for the age restriction exception to the housing laws. Would apply only in individually owned tracts.
