I'm ready to own... $175k...
Looking anywhere along the Raritan Valley Line (train), starting Bridgewater and heading west.
I've got preapproval, so I'm ready to go. Looking preferably for a single family detached home; yes, I know this severely limits the search. I'm just not a condo kind of guy, and 1/2 duplex and such can be tough depending on the neighbor.
I'd like to move soon, but I'm not rushing anything, as I don't have a home to sell and don't have to move. I've seen some homes out west (High Bridge) in this range, and some as close as Bridgewater (although tiny). Its just me and my gf, so a one or two bedroom home works for me. Also, I'm a consultant to architects, so a fixer-upper is a plus to me.
Anyone with a home to sell me?

If your looking close to the Raritan Valley line you might want to consider Dunellen or Middlesex which could be less expensive than B'Water.
Don't consider Bound Brook it's been flooding there for more than 200 years and no matter how much money they pour into the town it will still be flooding 200 years from now.

For $175k, I doubt you'll find anything- unless it's a crackhouse in the worst section of Plainfield- and I'm being serious. $175k is virtually impossible anywhere in NJ, especially anywhere near a train line.

Like I said the last time, I've already found several on my own - primarily ranches, and a couple smaller colonials, ranging from $150k-$175k. As close as 2 blocks from the train, as far as a 10 minute drive. With the current downturn, homes at $200k will probably be ok selling for 10% less.
If you don't mind, I'd appreciate it if you'd cut your commentary.

*EDIT* - and I hardly consider High Bridge, Lebanon, Glen Gardner, Bridgewater, Bound Brook, etc as being the locations for crack houses. Not to mention Plainfield is *east*, and not west, as per my post.

I for one would love to see your "finds" in Lebanon, Bridgewater & High Bridge for 150K....are these FSBO?

No, some are listed in the MLS. In HB for example, theres one up for $145, $165, $185, and $199 in Solitude Village. Each half of a half-duplex is selling on Arch St for $150k (though, I don't like half-duplexes). Theres a small ranch on 1acre in Lebanon up for $150k. In Bridgewater, a small cottage-style house is up for $150k, but I believe that may be under contract.
Regarding FSBO... I've been driving through the areas, and found houses ranging from $145k through $200k, from 1BR ranches to a 3BR colonial.
Is everyone satisfied that such houses exist?

$175,000 is a tough price range. I highly doubt you will find anything that you want to live in since if you find something chances are you will be in a horrible area.
