That's a given and that is where the realtor comes into play, as a realtor you must educate your clients. I realize this is a difficult thing to do and sometimes your dealing with irrational folks but that's part of the biz, if they don't lower their price (of course if it was priced too high to begin with) then it will not sell, period! Especially in a slow market where there are way more sellers than buyers, buyers now have a larger choice of homes to pick from, actually it is an awsome time to buy a home. I guess they aint buyin' cause all them stock market fellers on t.v. are tellin 'em the real estate market is bad, now these are hot stock picks...
If people are not investing in real estate they are investing in what...? If you said stocks, you win a prize... (The prize thing is only a joke, we're not allowed to give prizes, discounts, or rebates, they are comonly referred to as kickbacks and that would be against the law!)
Too many agents to the point of it being a practice are taking listings knowing they are overpriced with the intention to get a reduction later.
We all do this at one time or another however this should be avoided at all cost because it ultimately contributes to giving realtors a bad name when it doesn't sell or gives the impression that realtors just want to keep reducing the price on a sellers home instead of doing their job. (Try asking them to explain what your job exactly is?

Sometimes agents take over priced listings because they just need the inventory to get the phone ringing and other times it is because you have a inexperienced agent who is making an uneducated guess of what the price should be, others are just slime balls who take the listing with the full intention of just asking for a reduction later without explaining to the seller in the first place that the price is too high!
I am one personally that believes there are way...way... too many (agents/realtors) I'll explain that in a sec, that have no business being in this business because they are just crooks by nature, uneducated or....
I like to give everyone the benefit of the doubt but when it was so easy for an agent experienced or new to come into the office and the buyers fell from the trees with contracts, way too many people got into the business that normally would not have just to make a quick buck and in the process began giving the good agents a bad rep!!!
(agents/realtors) I usually keep the terms seperate but the term realtor has become just another word for real estate salesperson or agent, probably because due to the fact that in order for all salespeople to become members of just about every mls, at least in New Jersey need to be members of a local realtor association, that kinda creates a standard and throws away the special meaning of being a REALTOR vs. salesperson or agent because a REALTOR is suppose to abide by a certain code of ethics, one of which is not bad mouthing other REALTORS in public forums so I am not addressing this article to REALTORS, just the regular salespersons

in any event there is no continued education requirement in NJ to maintain licensing nor training on how to operate as a salesperson only schooling which teaches how not to break discrimination laws and tries to teach ethics!!! Not clear how you can teach someone ethics, they either are ethical or they are not....
