True. The growth now versus a decade ago is night and day. JC is by no means stuck in a rut and it's office market is strong. GS (who didn't even fill up their current JC building) already want to build a second GS tower next their first. Plus the new wave of residential units. I wouldn't call it 'hot', but it's far from stagnant

JC is under redevelopment.. but what good is it if their infrastructure (police, Fire stations, etc) are not beeing upgraded.. crime is high.. many of the people moving in, are moving right back out once lease expires.. b/c they cannot deal with parking, crime and noise.. Hoboken was different b/c it was a smaller town, and police was heavily upgraded.. there might be some change in another 10 yrs.. but not overnight..

you make some valid points but i think jc is dealing with these issues on a neighborhood by neighborhood basis. the downtown area has a particular advantage because it is essentially protected from the rest of the city by the turnpike/78 overpass. this actually creates an area quite similar in size to hoboken, making it quite manageable. as far as issues like parking and noise, hoboken still has those issues for sure as well.

Everyone here has mentioned some truth in the rebirth of JC except the racist dude. I have bought several properties in downtown JC over the past few years and currently reside in one. For the one who commented about the surplus of development in Edge Water...I say JC is nowhere camparable to edgewater. JC sells itself on location and the great transportation it has to offer into NYC. No comparison. I agree with the others about comparing it to Hoboken in five years. No way...it will never be like Hoboken. Just look at the setup downtown...it doesn't promote a similar town... Hoboken is more of a grid with Washington St as it's hub. There is nothing similar downtown. The best chance residences have is the rebirth of Newark St. This means the removal of tons of dollar stores with bars and restraunts....Note: this has slowley started and I expect at least 10 more years before completion. I think the furture looks positive for this great city, but like others have mentioned it is going to take some time.

In addition, these inverstors don't build 50 million dollar highrises without knowing if there is a market for it. The condo's will sell and the town will grow and all the good things will follow....

JC is right next to NYC, and the whole metro area is under an affordable housing shortage. There is a huge demand for space. Not saying JC will be cheap, but something must be pricing out the middle class people, and I do not think it is the poor people.
Well actually the poor are not out-pricing but just "out-claiming" the middle class.

The only area that is thriving in JC is the downtown area. At 5PM there is a mass exodus to try to get out of dodge. The infrastructure cannot take all the buildings in downtown.

Downtown and pockets in the heights..that's about it
Anywhere else it's worth your life..roaming packs (wolfpacks they are called)
of kids beating up older people and robbing them....check out Newark AVE during lunchtime when the hooligans at Dickinson are roaming around...ugly I tell you.
I won't even go into JC Holy Name Cemetary at Christmas et al for my grandparents & great grand parents grave unless my friend who is a cop comes with me and has his off duty gun on him.
I miss the JC of the 60's..it went into a huge decline for decades after that and it will be a long long long time before the ENTIRE city is gentrified...
I must say though I wish I had a crystal ball back then....in the 60's my great grandfathers last residence..a brownstone on Ninth across from Hamilton Park left the family as well as brownstones on Bramhall...I would kill for that Ninth St brownstone today...WHo Knew!?!

Take it from someone with approx. 30 years on the inside  . They are trying but when you have tons of poor people from all races hanging out and not working you will always have crime. The PD and FD have not expanded enuf to handle the growth in downtown. The schools are horrible.
