We are about to buy a house in Livingston. So, I have to figure out how to commute to Wall/Water Street.
Is there any direct bus to Downtown? I could not find anything at njtransit web site. May be there is a private bus company that operates in Livingston and has buses running to Downtown? For example, something like DeCamp? Path Train is an option, but it is too far from my office. Nevertheless, I would consider it, if it was possible to “Park&Ride” at any Path Train station near Livingston (or even at Light Rail station – then I would be able to get to Jersey City and catch Path there)
Would appreciate any suggestion!

parking in Jersey City is really tight, and there's a lot of traffic.
Easiest is probably drive to Harrison and take the train to WTC. There's a gigantic parking lot near Harrison station. There's the 2/3 subway if you don't want to walk.

How much do you pay for a monthly permit at Harrison? Or is it an annual fee? Is it easy to park there? is it a long walk to Path train station from the parking lot? I am just figuring out how long the whole thing would take
Don't remember how much one pays for a monthly permit but its easy to park there, it isn't a long walk to the Path. Given that Water St is on the East side (under the Williamsburg Bridge), expect to take between 1 hr and 1hr 10 min conservatively.
But this Path option is better than alternative modes of public transport for you IMO

Varies. Can be very slow where 280 goes down to 2 lanes, can be minimal traffic.[/quote]

There are a few lots; the closest one is the garage right next to the station which is $10/12 hours or $175/month.
The 77 bus is a good idea for midtown but since it takes you to Port Authority it isn't so good for downtown.

Congestion around Newark and Harrison can be pretty bad during rush hr , sometimes just as bad as NYC. I would take the Morristown line from Mountain station or Orange to Hoboken Terminal then switch to the PATH.
