Hi, I am planning to rent an appartment (Beaver Brook Gardens) in Lincoln Park, NJ. I found this area to be peaceful and safe and good schooling. I just have two concerns about Lincoln Park and need some help asap:
1. Should I be bothered about flooding? If yes, how frequent and serious it is? Apartments are high enough for flood to reach inside, however, parking garage would definately be flooded. Apartment people are saying, they get water upto the knee and recommend parking in the street during flood alert. Is this manageable? ![]() 2. Commute: I work in Secaucus and have to take Rt 23, 46, 3 everyday. What kind of traffic I should expect? 3. Elementary school rating seems to be good. Would like to hear more from you. I wouldn't be that worried about the flooding. In the 9 years I have been here there have been two floods that affected Beaver Brook. The first was back in 2000 when Hurricane Isabel came tearing through here. I lived in the M block of apartments and the water didn't reach our part of the complex. The units closest to Beaver Brook did get flooding in their garages. Their apartments were fine. The second time was this past year when we got really heavy rains for several days and only the units closest to the Brook got water, and even then it wasn't much. Since the ground that the train tracks run along is elevated most people in the units closest to the Brook park their cars in the train station lot. It would take a flood of biblical proportions for that lot to flood. Your commute isn't going to be fun. During rush hour I would expect that it would take up to 40 minutes to get from Secaucus to Lincoln Park. Part of the problem is that they always seem to be working on 46 in Totowa. It's been 10 years since I started coming up this way and they still aren't finished. ![]() The elementary school is great. In my experience the teachers are good and the Principal is very approachable. In the two years that my oldest has been there he had 19 kids in his Kindergarten class and 18 in first grade. IIRC, In the last set of standardized tests the school scored in the 90th percentile statewide in both Math and Reading. Hope that helps. |

The ones directly adjacent to the pool but still between the brook and the pool got probably 6 inches of water in the garage. We had more than enough warning to make sure that we were able to move our stored items from the garage to our apartments proper. Only those people who neglected to do so suffered damage. Stupid is as stupid does. |
