Information about South Bound Brook
How are you! Does anyone know well about South Bound Brook? The only thing I know is that it is a very small town. Is it a safe place to live in? What about schools? How's the sorrounding areas (like Bound Brook)? Really appreciate if you can provide some information.

When Hurrican Floyd hit NJ in 1999, a good portion of South Bound Brook was under water. I'd check to see what, if anything, had been done to prevent that from happening again (though I don't know that there was anything that could be done).

South Bound Brook is extremely safe. If you look on it's profile on the City Data main page, the crime index is 40.7 compared to a U.S. average of 327.2. Bound Brook is very safe too although I heard from a former resident that the town actually had a large number of prostitutes but that the flooding in Hurricane Floyd pushed them all out as many of the secret brothels were destroyed. I don't know if that's true or not, but it's just what he told me.

I live in Bound Brook and I am not in a flood zone.
I don't think Floyd impacted South Bound Brook (a seperate borough) at all. Most of the destroyed structures were south of Route 28, if I recall correctly.
The township suffered billions of dollars in damage. Since then, the entire township went through (and is still going through) an amazing transition. A lot of the old timers left the community.
Two levees were built to protect us from the Raritan. Another one is scheduled to be built but there is currently a lack of federal funds for the project.
It's a community of lovely Victorian, stately old homes. Many have been converted into two family structures. The streets are generally quiet at night. Population in Bound Brook hovers around 12,000 and for the most part, I see the same faces over and over again, whether it is at Codrington Park or the Shop Rite.
I don't know the statistics for either Bound Brook or S. Bound Brook but I have never, ever felt unsafe ... not even late at night.
We are a mixed race family, my neighborhood mostly consists of Caucasian families whom have lived here for years. However, since the flooding, there has been a large influx of Latino families -- which, in my opinion, only adds to the community. They are hard working, take pride in their homes and very family oriented.
Just don't ask me about Bound Brook and South Bound Brooks schools, or the skyrocketing property taxes ... that's where it all goes down hill unfortunately.

Actually, Hurricane Floyd did impact South Bound Brook. I (along with my son -15 mos old @ the time- and his father) was a resident in Towne Oaks Apartments on Main Street in South Bound Brook. Our apartment, as well as many other apts. and homes in the area suffered severe flooding and flood damage. Our apartment (D-7) had almost 4 1/2 feet of water AND raw sewage in it. We lost everything we owned. Many residents in the complex not only lost their apts and everything in them, but their cars were also destroyed, as the waters didn't begin their rise until close to midnight, at which time most ground and 2nd floor Towne Oaks residents were asked to evacuate. Another apt complex in South Bound Brook (  cannot recall name  ) a little farther down Main Street (heading towards Franklin Twp.) also suffered flood damages.
Post-Floyd, we found out that our apartment (and others in the complex) had flooded previously, years before. When we moved in, we did not realize that the solid fencing towards the back end of the complex was concealing that the Delaware Canal and Raritan River were quite close to our building and closer still to the parking lot and complex 'playground' (  If you could call a rusty swingset a playground  )
But, regardless, South Bound Brook also suffered flood damages during Floyd's wrath. Yes, Bound Brook's damages were on a wide scale/wider area and the waters rose significantly higher there, but that doesn't diminish the fact that some SBB residents were also devastated.
Anyway, my residency in South Bound Brook was years ago. It was a nice area then, but I can't speak to it now... Good Luck!

I'm yet another person looking for the perfect town. I have been searching for quite some time now. I'm going to S. Bound Brook this weekend to check it out for myself but has anyone heard of or live at Canal Crossings? Looks like Khov is giving a discount for some remaining units. If nothing else, the pictures looks nice.
S. Bound Brook taxes are around 6k which is better than some and worse than others. Though I'm curious why such a low median income with townhomes selling for 350k+. The access to the train is nice, but the raritan line from what I see doesn't have the most appealing schedule. You would almost want to take the North East Cor. from New Brunswick (ha).
Anyway, if someone out there knows a little information about Canal Crossings please drop me a line. Also, any information you know about the eminent domain battle would be much appreciated.

You are right. North East Cor. line is much better. I visited Canal Crossing in Sep. 07, and I almost made the offer. However, after I visited Centre Place at Edison, I fell in love with that community. You can check it out at Lennar.com. Lennar is the 2nd largest builder on builders list. K.Hov. is at 5th place. The quality of the building should be good from both, but I like Edison more than South Bound Brook. When I mentioned SBB to my colleagues, everyone mentioned about flooding issue. I know the flooding issue exists in Bound Brook, but most people are worried about that. SBB is next to BB. Besides, if you go to NJmonthly.com to check the school district rank, SBB/BB is at the last place in Somerset county. For reselling market in the future, you better go with a town with at least ok school district instead of the worst one.
