Hoboken Guy, why would you want to live in J.C.? The place you are looking at, is it
the development they built on the old Roosevelt Stadium grounds with a marina? I see
Hovanian dropped $100,000 off a development in boynton beach, Florida...

I basically need to live in either Weehawken, Hoboken, or Jersey City due to the sometimes strange hours I work and the nights I do go out in the City, I don't get home till 3-4 AM. Since the PATH runs 24 hours, these locations are ideal for me.
With that being said, I had my 9AM appointment with the sales rep at 77 Hudson, and the discounts were approximately 30-50K for the 1 bedroom units, averaging out 540K for a 1 bed
THE PROS:
*3 minute walk to Exchange Place PATH
*Stunning lobby
*Top notch 24 hour doorman, concierge, and fitness
*Huge upgrades
*Khov builds great developments
* Huge tax breaks
THE CONS:
*40K for a parking spot
*Terrible closet space
*Bad views if you are paying under 850K
*Car insurance going through the roof since it's Jersey City
*The neighborhood is way too Indian for my tastes (my ex lives 3 blocks over and her building STUNK of curry all the time).
THE VERDICT:
These guys are desperate to unload these apartments and they will probably come down lower. They need to come down another 50K as they can't demand Hoboken prices for a building that, for the time being, is semi isolated and has none of the charm of Hoboken.
I think I am still going to buy at Riva Pointe in Weehawken even though the taxes will be approaching 11K on a 1 bed and 17K on a 2 bed...but the parking is free! LOL

Thanks for getting back with us about your K-Hov experience.
Priced as Champagne but only is worth Beer - $40K for a parking spot and Bad views?
$50K lower wouldn't justify moving there if it were me.
The only thing good is maybe a bit better public transportation, but at the cost of having an increase in your auto insurance premiums and maybe not as secure as far as auto theft/vandalism.
How is Riva Pointe priced compared to today's K-Hov?

I agree that even 50K more might still not be enough, come to think about it. Riva Pointe is a really strange place. You see this pier jutting out 1000 feet into the Hudson. It looks very out of place but it's very peaceful, very quiet, and very private, which is what I am looking for.
Prices are about the same for RP. Mid 5's for 1 beds 700's to 1M for 2 beds.

Just watch out if you eventually look at these as I've spoken to a few people about the other complexes along that drive that the construction is shoddy and one can hear their next door neighbors - some have moved out because of the noise. I don't know if RP is the same though.
You can purchase a House with the money it costs for one of these units.

True, but I am not a suburban type of guy. Not till I settle down and start raising a family, at least.
I heard that Lennar project going up is absolutely horrid when it comes to the quality of construction, and the same goes for the W condos being built next door to me.
I stayed in RP a few times as I have a friend that lives there and you really can't hear much except the wind howling coming up the harbor.

If this is the same Khovaian that built in Howell, NJ , there may be problems. Someone I worked with had one of his homes and what heartache she haid. Even the building studs were put 5 feet apart. I surely would not buy a home built by that builder. I saw some of his houses in Manalapan and the structure in no way measured up to mine,also smaller, and double the price.

The projects they're talking about are built by the same KHov, but they're highrise condo project built by union contractors, not by piece-work paid "imported" labor. The construction and quality issues aren't the same.
I did alot of the preliminary estimating for 77 Hudson, and it's a great looking building with awesome amenities. I just can't stomach paying that kind of $$ to live in that section of JC with little around you in the way of entertainment, shopping, or restaurants. Maybe in 10 years if the area develops more, but not now.
