I am currently advertising my property at Rentalhunt.com. If you want to see what the ad looks like it's here: Fairfield rental homes for rent
It looks like I will get it rented this weekend and I got five emails about it today alone all from Rentalhunt. My friend had recommended this website and so far i'm happy with it. Prices seemed lower than all the other ones to so that helps. My local paper charged me $96 for a tiny ad and I paid $35 for the rentalhunt ad and that's because I had it featured otherwise it was $30 and I've recieved a ton more calls and emails from the rentalhunt ad. I got a few calls from the newspaper ad the first day, but most wanted Section 8 and another had an eviction. After the first day, no more calls from the paper. Good Luck! |

Really? Theres only 77! listings on that site in total. There isn't a single listing in Rahway, either. I'm kind of surprised anyone has seen your property from that site, to be candid.

Did you see the number of page views at the bottom of my ad? 615 as of now and that's only a couple weeks on the site. Maybe since there aren't thousands of listings more people see my ad? Not really sure, but a friend recommended it, and I have 6 people that i'm showing it to this weekend and i'm very happy with the response rate. I originally tried to sign up with Rentmarketer but something was wrong with the site and it declined two perfectly good credit cards. Rentalhunt.com had no problem with the same credit card.
I'll definately use them again and recommend them to friends. |

That, specifically, is why I would use a realtor when I want to rent. After this first home purchase I'm going through now, my intention is to buy, along with my brother (the banker in the family), a 2-family. Having a realtor doing the credit and background check is a huge plus in my book.

Craigslist? How much does the background/credit check cost? Or I suppose if you get a realtor, the realtor fee will scare away a lot of bad renters.

A Realtor is not going to waste time trying to find the cheapest solution. They send someone out and you pay the bill. They don't make more money by saving you money. Then to top it off, they take 10% of the rent. And what have they really done for you that you couldn't have done better? The only time you should ever have a Realtor manage your properties is if they are so far away that you can't deal with them yourself. Even then, you could still manage them if you're willing to take the time. A trip to find tenants for you property is a tax right off and a mini vaction for you. And you'll still save money over paying 10% to a PM. Lastly, why would the Realtor above thinking i'm advertising when I mentioned two different websites? And if anyone thinks the listing above isn't really mine, send me an email through the "Contact Landlord" link at the bottom of my ad and I will be happy to respond. |
