You get what you pay for. Williamstown homes are priced accordingly. The schools in the Lenape District are top notch. Driving from Williamstown to Mt Laurel can really be a be-otch....it could take up to 1 hour at rush hour, it really is not that close. The taxes in Southampton are also lower.

It is funny you said that, I grew up in Cherry Hill and when my husband said lets move to Southampton in 1995 I said I don't want to move to East Bumblef--k. Well what an awesome place it turned out to be, plus we made $270,000 in equity in 10 years...not too shabby.

Default Mt. Laurel is it? It is!

Ok, so are you guys suggesting Southampton? Here's the deal. I was thinking Mt. Laurel seems to fit the bill for us. We are going to have to sell our house in IN before we can buy anything in NJ. SNJ seems more affordable for us out of the entire state...of course I am going to check out that link on NJ Taxes because that makes a big difference. I have to be honest, I am feeling a little shaky. I am hoping I can afford to pay the rent in NJ and pay my mortgage here in IN if I have to until the house sells...it sounds like a nightmare! Anyone else ever done something so crazy? But I gotta get out of these cornfields!

Is Southampton also a close drive to Philly?

Default Southampton aka Vincentown

Southampton is a 45 minute drive into the city.

There is a train into Philly. It is $4.90 round trip from the farthest point. It is called Patco or the High speedline. Parking is $1.00 before 10 am. You can get the train off exit 31 of 295. I lived in Southampton and went to Philly. In takes up to 1 hour and 15 minutes driving to and taking the train. But driving in is a crap shoot. Parking and tolls make it costly. Living in Southampton was worth it. But Mt Laurel is closer to Philly. There really are no rentals in Southampton. Medford is as close as you'll get. If you concentrate on Burlington County and stay near 295. I know South Jersey very well, I can tell you good and bad. PM me if you need to.

When my husband and I went to Southampton homes in Mt Laurel were around $225K, we got the same home in Southampton for $180K, so the extra drive was worth it. When we sold our house, Southampton is so desirable as there are not tons of developments due to the Pine Barrens restrictions, The first 2 lookers made full price offers. It was under contract within 4 days.

The thing I love about Southampton is no one really knows much about it, it is a sleeper town, quiet and still small...10,000 residents, 44 square miles. One school for the entire town, everyone knows you. A trip to the one store...a Wawa is guaranteed to let you see 3 people you know. I miss it a lot!

I agree with this post. If I could choose one place to live in New Jersey, it would be Shamong, which is a section of Southampton. However, when I was driving from the Red Lion Circle to the Philly Airport last month, the trip didn't take me 45 minutes, as you suggested. It was more like 30. When I lived in Medford (for 4 years) it took me about 30 minutes to get there. The dicey part is the Marlton circle, on in, on 70. If the traffic is light, you can manage a trip into Philly from Southampton in 30 minutes. With traffic its closer to 45.

Dollar for dollar, this section of Burlington County is the best the state has to offer. Lenape, Seneca and Shawnee are rated only behind Berkeley Heights and Haddonfield when it comes to school rating in the state.

You must drive really fast! The Marlton Circle is 15 miles from the Red Lion Circle, then you got from the Marlton circle to the Philly airport in 15 minutes? Did you fly there? I have never made it to the Marlton Circle in less than 15 minutes.

Shamong is NOT a section of Southampton, they are 2 separate towns with their own schools, they are both in the Lenape district though. Shamong only has the same zip code..08088. I lived in Southampton off Sooy Place for 10 years.

Now Vincentown is the center town in Southampton Township, so Vincentown is the only town part of Southampton.
