Hi, I just found out about this site so don't know if this was discussed recently. I would like to go to a gated adult community like leisure village. Is east better than west and are they both pretty much crime free? I'm only 60 years old but can't afford the new ones that are around for 300,000 plus. From what I'm gathering from computer I could get a detached home for $140,000. Is this the place to go on the "cheaper" side? I'd appreciate any info. Thanks much.

Holiday City, Toms River NJ may fit you bill. My grandmother lived there for many years.

There are a few communities by me
Leisure town, Alloway seems to handle their sales

Medford Leas

I don't know if new appeals to you, there's one in Pemberton that starts in the low $200s

The difference is about a 30 minute drive west on rt 70. Also traffic in the Lakewood area is more congested then Southampton / Medford / Pemberton.

My in-laws live in Leisure Village West. When we visited last month, we accidentally thought it was Leisure Village East. The security guard was so complacent, she let us pass right through. When we got through, my wife instantly knew it wasn't the right one. Why? Because, she said, the place was older and uglier than the one her parents live in. We got back on 70, drove to Leisure Village West. The security personnel there was much more stringent, and only when the address matched the name of her parents, along with the fact that our name was on the visitation list, were we allowed to enter. And I agreed: Leisure Village West is a way superior product to Leisure Village East. Her folks bought their detached home for $210,000. It's only about 1200 sq ft, but it fits their needs. The majority of the construction there is about 20-25 years old. I was quite impressed with the place.

I have shown homes in Manchester, Lesiure Village W, and Leisure Village Knolls is nice also. There are plenty of two bedrooms starting prices low 100s to mid 300s , the taxes are fairly low and the maintenance fee is not bad. A nice adult community.

There are several adult communities in Monroe Twp as well, which is about an hour north of Toms River, right between NY and Phildelphia .There are some good values and the area is really nice. Be sure to ask questions about services, maintenence, assesements and capitol reserve.There are big differences between the communities besides the price of the home.
Im 51 living w/ my husband in a 55+ community and LOVE LOVE LOVE it!!!
Look up zip code 08831 on REALTOR.com and you will find a lot to look at.

Hello,
We just moved to Leisure Village East 3 months ago from Brooklyn. My husband and I love it here. It's so quiet and peaceful. Everyone is so friendly. Hubby is retired but I'm still working. Great amenities and very secure.
If you are looking for a detached house, you may want to try Holiday City in Toms River or Crestwood Villages in Manchester. Leisure Village properties are condos and are attached.

If you're really looking for a nice inexpensive home (albeit attached), my wife has her home in Leisure Village East for sale or rent. Freshly painted, 1 bedroom, bath, kitchen, living room, screened & windowed porch, storage closet, central air, electric heat, all appliances included (refrigerator, dishwasher, stove, washer & dryer). My mother lived in Leisure Village East and was quite happy with people and the upkeep. If you are looking to buy, she has a Winfield model, renovated kitchen and in immacuate condition.
