mobile homes in NJ
I've seen many clusters of mobile homes in Hazlet, Monroe, Strathmore, Morganville, plus who knows how many others while I've been looking for condos and homes. DOes anyone here live in these? They look nice and are affordable. Seems like a great alternative to living in an apt or crappy condo.
Does anyone see any pros and cons to them? or Which towns would you recommend for mobile homes?

There is one on Pulis Avenue in Mahwah called Bogert Ranch Estates.....very lovely area. They seem to be extremely well kept, too. There are maintenance fees like condos....figure that into your monthly cost, too.

I pass a mobile home community on my train in Monmouth County--I think it's the one in Hazlet. There is also one in Holmdel. I remember when I was looking for my condo I came across a few of those on Realtor.com and they looked very nice.

Bogert's has been there since I was a kid (40+ years ago). Has always been well-maintained and decent, and I remember a friend's grandmother lived there.

I've never lived in a mobile home park but I know others who did. They are run similar to property co-ops where you own the home but "rent" the land. There are rules and regulations that you must abide by just like any co-op on what you can and cannot do to your property. They have restrictions on pets and things like that. Some allow fences and dogs, some don't. You have to pay a monthly maintenance fee. The costs for heating and cooling a mobile home tend to be higher because they do not retain heat/cool air like a structured building. This naturally will depend on how old the mobile home is as the newer ones are better insulated than the older ones. Just like any co-op or condo you would have to look at the bylaws for each community as they will vary.

If you buy a mobile home, keep in mind that do not appreciate the way a condo or single family home would. There may be very little or no resale value.
