i'm not defending the $13.5K tax tag, but I've got to imagine we're talking about a pretty nice piece of house and property - not some "average" 1500 sq ft bi-level. I'll let stmaarten address her situation though. I just pulled up a house on zillow for sale in sparta - 3500 sq ft (not including basement), and taxes are 12K. Nice house. So, really, these are houses that upper-middle to upper income people are buying, and who can afford the taxes to begin with. i also can't speak to the spike in property taxes in Sparta, I can only speak to my family member's situation in that town, and it didn't seem to happen in that neighborhood.

i would absolutely NOT pay that much $$ in taxes - so I purchased a house with taxes considerably less. if they rise that high (which is highly unlikely within the next 10 or so years), i'll deal with it when it happens. there are plenty of places around here with lower taxes. i have a neighbor who tried to sell her house to buy a bigger one in town - with an $18K property tax bill. couldn't fathom it - you're in the same school district (which is the only thing that matters to me), but whatever floats your boat I guess. she couldn't sell, and the house she wanted to buy got sold underneath her.

i know i'm making my town seem like nirvana (or maybe nashville ), but my taxes have risen very little over the past 2 years - maybe 3%? why? people DID get fed up, and vetoed several spending initiatives. the town committee got wise and now touts the budgets as "the smallest increase in 'x' number of years". this isn't uncommon in morris county - the past few elections a LOT of towns struck down budgets - people had enough!

yup. and I'm of the mindset "i can have a smaller house, much lower taxes, less cleaning , and STILL have the benefit of the school system"

my cousin lived in west orange in a new house at the time ('98 ish). Sold in 2001 - taxes were over 20K. house was "only" about 3300 sq ft. WEST ORANGE PEOPLE!! I'm sorry, there are nice sections, but not $20K nice. The people who bought the house certainly didn't seem to mind though!

What's revealing about that listing, to me, is the acreage, in this case, 2.543 AC. In most other states, you pay a premium on the building. In NJ, you get whacked for land. 2.543 is large parcel of land in NJ, and I think that's the reason why those taxes are as high as they are. The land portion of my property here in NM is assessed at, get this: 20k! The building is 193k, conversely. Translated, land is more abundant. Nonetheless, irrespective of the listing, 18k in taxes is unfathomable. Yet, as Tahiti says, someone is willing to pay this price. And therein lies the root of the problem. As long as folks continue to say 'yes', the problem will remain. I ultimately said 'no',(in fact it was more like 'no more!') but I know I am in the minority.
