Anything like closing that area to make it a room will require a permit from the township.
ieee488, i asked the sales office and a friend who has done it elsewhere. just closing the space to convert it to room like space but not a room technically will be easy and township will have no issues. as long as no closets are made it will not qualify as bedroom and hence easier. so we will have to keep wooden closet or organizers that's all.

I don't know if this answer means you don't need a permit, but you need a permit. I've done it, not in Montgomery, but my town isn't unique. Any reputable contractor will require a permit.

tahiti, what i meant to say was that getting this permit is far easier than getting a permit for proper bedroom (proper closet addition). i have verified this.

I don't think township will/should care what you do within your house if you are not violating any building code or other regulations. It is arbitrary requirement by township to limit bedroom if the living space is big enough to handle fourth one. Nobody will/should care if you add real closet or wooden closet to it.If you are doing any other modification like electrical work, basement finish, deck requires permit.

Adding a bedroom does matter because it affects property value hence your property taxes.

Builder won the case to convert the land to build houses for non age restriction. Hence, there is restriction on the height, etc. check the link for more details.

I wouldn't worry about the height restriction as long as the first floor has a nine feet ceiling and the second floor has eight. Height restriction will affect the basement (I believe only eight feet, nine feet not possible) and the attic. Not sure whether the hip roof in Azalea's MBR and volume ceiling in Elderberry's foyer and the LR are due to the height restriction.

rparmar70, i have read your posts. looks like you also an azalea model, correct? i have booked an azalea option. we spent some time in both popular models elderberry and azalea but very briefly. can u comment on pros and cons of these models because i am sure you were in my position once. my attorney review is going on.
