I've been offered a strangely low rate from Suncoast Mortgage Corporation (lower than USAA). Does anyone know anything about them? Any experience?

If you let us know the rate, term and how much you are paying in origination fee and/or discount points we could probably let you know if it sounds too good to be true.

I don't know about Suncoast.

You might give Loan Search a try. They are a lender neutral broker. You do not need to give them any personal financial info (at least not your social security number). You tell them your financial situation and they pass it on to one bank that will be able to suit you best. Assuming you don't lie everything will work out.

I did my loan through them and they connected us to a local bank who happened to have several branches in my tiny town. Their rate was the ABSOLUTE best. I had many many banks telling me that it was a complete lie - no bank could offer a rate that good (at that time 6.00% with 0 fees - we did not pay 1 dollar in bank fees, literally not a dime, except $500 which was refunded fully at closing).

I have absolutely no affiliation with loansearch. I stumbled upon them on bankrate.com and was very weary, but everything came through beautifully. Furthermore they are a NEW JERSEY company.

USAA doesn't have great rates in my experience. Don't shop rate.... you need rate, mortgage fees, and mortgage points to truly compare. I don't know much about Suncoast

i am wondering if i should refinance as well but vary if my house will appraise enough. i spoke with the mortgage broker (who helped me refinance last year) and she offered me 3.875% for 30 years with NO closing cost. my coworker who has more equity in his home was offered 3.75%. i have personally refinance using this broker and so have over a dozen friends/co-workers. these are terrific rates especially with no closing option.
