I think it's better to rent from a person that has made it into their business in owning many properties...basically the person is a property manager instead of renting for an individual that is simply leasing their own condo or townhouse they own. I feel a property manager would probably be more likely to respond to repairs and issues than a regular person since it wouldn't hurt their bottom line as bad.

what do you guys think? any experiences?

I think it depends on the individual person. You can just ask a homeowner what plans are for maintenance of the property or if something breaks.

Go on over to the renting forum. You will see many stories of both situations and both good and bad stories. It really does depend on the individual.

But if you are looking to rent a townhouse or house, you may not have much choice but to go with an individual.

It all depends on the situation. If you are living alone, you can always rent. a case where you leave and go home like nobody else is waiting for you or nobody else depends on you at home. If you are with someone like a partner or with kids/mother/relatives/friends better be owning a house,.

I have to agree that it depends on the person/organization. Some who own lots of properties that they rent out are called "slum lords," others have professional, well run organizations....

Likewise, some individuals who own a property or two are good landlords, others not so much.
