We'd be able to swing 200-220k. I went to the bank, ran numbers, etc... and it looks like that's our comfortability level. I know the bank will offer us more but I KNOW what we can afford every month and I refuse to overextend myself. We have "excellent" credit but our salaries are NOT big at all, ESPECIALLY compared to NJ standards in our area. (Hello, I live next to Holmdel. haha)

So, am I pipedreaming or what?

We have to be able to do SOMETHING!! I can't live in this tiny substandard sea shack anymore! haha.

In that range, you could probably add 500 SF upstairs (either a dormer or a full 2nd story over 1/2 of the 1st floor), renovate the kitchen and bath downstairs, reconfigure the downstairs rooms to work better with the stairs, and replace the windows and siding. This assumes that there's no structural work required on the foundation, and that the incoming water service and outgoing sewer are adequate. You may also have to stick with one zoned AC/heat system instead of two separate systems.

Best of luck.

Hi Jersey,

I have a name of a contractor. My parents are really happy with him. DM me if you would like the name. I don't feel comfortable posting it.
