And you don't want north or too far west but named the most northern and western counties in NJ. What's going on?

I took it to mean she is buying a property to rent out. When you do this, property taxes could eat up all your profit if you are not careful about your location.

Why?

Using all the powers of my MBA, I seem to recall that Profit = Income - Expenses.

Keep in mind that property taxes are only one part of the equation. If you can demand more in rent due to location, higher property taxes may not be an issue. In certain towns, it is near impossible to make a profit because the property taxes are so high, and rents cannot be made high enough to compensate. If you own the building outright it may not be such a big issue, though, by doing this you are not maximizing your capital. If you are paying off a mortgage and looking for some positive cash flow, as is the case with most rental property owners, it gets more difficult in towns that demand lower rents combined with higher property taxes.

I know that my taxes in Paramus are about half of what neighbouring towns like fair lawn, Ridgewood and Glen Rock pay for comparable properties. This is d/t concentration of all kinds of malls and retail giants in Paramus which offset our property taxes. I'm happy w/ schools and other services i get here for my "lower than other bergen County" taxes. But properties may cost in Paramus more simply b/c taxws are less. If you'd like I can send you DM w/ info of the realtor w/ whom I bought my house over 4 years ago. We were very happy w/ her services.

@OysterCatcher.....
probably concerned about property taxes because home owners tend to consider rental amounts with the cost of their own tax/water bills
