My family and I are very fond of Barnegat Light on LBI. Not too many showy, obnoxious people and/or houses, great bike riding, quiet beaches. We summer there in rentals every year. It's got a Cape Cod feel.

Barnegat has about 4 adult communites anywhere from low 200's up!
THe tax rate was recently just lowered.

Land at the shore?
Also moving in a year or 2 from North Jersey. Right now looks like we're going to PA, but curious if there's anywhere within a half an hour of the beach where we could find an acre or 2 of land so we could build. No community, just a nice piece of property where we wouldn't be crowded on top of the neighbors, south of Tom's River area.
Also, how are taxes down south? Car insurance? If it's the same as up north (Essex County) then it's not even worth considering.

West Longbranch is wonderful, although a bit on the expensive side..how about Ocean Grove..?? Both towns have a quaint, small town feel...

Bannegat NJ is great. Lots of 55+ communities and only 10 mins from the beach. I have been here for 5 years and love it. Not in the 55+ communities but still it is a great place. Manahawkin has a lot of traffic.

If I had to move down the shore, which someday I'd like to, I would definetely consider Ocean Grove, its a nice little dry town, not too far from NYC and North Jersey and still has all the charm of the Jersey Shore...Cape May is nice too, but expensive.

Brick has EVERYTHING!!
Need to retire or just move to a great town, Brick is the answer. People talk about the traffic, it's all over NJ!!!!

I would say Bradley Beach. Busy in the summer but nice and quiet during the winter. lots of summer homes there now. also if money isn't an issue i would recommend Avon or Spring Lake.
