exactly. i've found that zillow goes by property taxes in my neighborhood - the more you pay, the higher your "zestimate" is (except if there's a sale). while I guess that's as good a measure as any for what they are trying to accomplish, it really doesn't show the whole picture. my next door neighbor's "zestimate" is $180K more than mine - and i have 1 more bedroom and a finished basement. the reason? because that house sold last year and that's what the zestimate is based upon.

my house on housefront is $70K more than zillow.

the best measure are the *recent* comps. use these sites as a guide only.

Zillow has mine as $377 and Housefront $453.

I know homes have come down in price, but no way is any home in my development going for $377. Mid-four's is right on the mark.

I am an appraiser and Zillow can be dead on or way off. Had a big argument with a borrower because they had based their home value for a refinance on a Zillow estimate. I looked at the comparables and Zillow was using far superior homes for comparison, throwing the value way off.

I guess the best bet is go to a realtor and pull up recent sales around the property then....

Hi- I heard zillow is great to give your home more advertisement, but that the zestimates were off especially on homes that havent sold in awhile (?)

Zillow has a tendency to be inaccurate. A purchase as large and as important as a home should be based on the most reliable data possible, yes? The most accurate data on available homes and those that have recently sold will come from a licensed real estate agent who has access to the mls system that covers your area of interest.

Before you make an offer on anything, the realtor should run a comparative market analysis on the subject home to determine sales in the past six months to determine whether the asking price is too high or right on.

Also, beware that many condo development values are going downnnnnnnnnnnnnnnnnnnnnnn rapidly and that fact should be taken into consideration. Good luck!

I don't know anyone who is making a purchase, or pricing their home for sale, based upon zillow. Sure, it lists "tax assessed" values or perhaps shows some comps and pegs some values based upon that, or something along those lines -- and I wouldn't say don't look; but of course it's limited use information.
