We would like to place a offer in a very desirable neigbourhood single family home(north edison). Before that, I came to know that there is a unfunctional rail road behind the fence of the backyard(about 10 to 12 feet far) and there is a easement for that, since there is a pole along the track which runs behind the whole street.. Is this a big issue to consider even though we are giving a low offer...If it's not a big deal, we would like to move forward....

The easement is not really a big deal, IMHO.
But...I hope you are aware that the unused railbed could be converted to other uses in the future.

In various areas, old, unused railbeds have been converted into roads, walking/jogging paths, and...yes...even a revived rail line.
As long as you have no problem with potential development just 10-12 feet in back of your property, then I don't see a major issue for you.

Railroads pay practically nothing in property taxes and as a result will often hold onto unused ROWs for years because it's cheaper than letting them go and having to acquire new ROWs later if they want to revive a line or sell it to someone who will. Traffic on that line at some point in the future is a very real possibility so take that into consideration.
