Route 70 is always bad - they are supposed to widen it to 3 lanes each way but who knows when that will happen.

Where is your job CafeLatte? With a budget of 450k-500k you can get a really nice home in Mt Laurel. Property taxes aren't TOO bad in Mt Laurel compared to surrounding areas since there are alot of businesses within the township. Schools are good.

In Moorestown - 450-500k will get you more of an average home and I believe property taxes are higher in Moorestown. Schools are good here and Moorestown has a small walkable downtown.

Cherry Hill def. has the highest property taxes but the school districts are rated very good. The east side of town (east of 295/NJTP) has the better schools than the west but both are good.

With your budget, you could get a sweet house in Cinnaminson or Delran.. (I know I know, I'm always pushing Cinnaminson LOL) still be convienient to Cherry Hill, the City the shopping etc.

Lenape and Senaca are just big, and mostly rich white folks live there.

With a Lot almost 4 times as large as the one you mentioned you would expect to pay more in taxes wouldn't you? You don't get nice lots for nothing, you have to pay for them. Southampton Twp has really low taxes compared to the surrounding towns, I would guess the taxes for both house are about the same or very close.

FYI-The effective Tax Rate is higher for both Delran and Cinnaminson then it is for Southampton Twp.

The area this house is in is fabulous. Hubby & I drove around, the neighbors all took pride in their houses. The only downside is no basement.

This house sits nicely on the property.

I walked this house, it was nice. It was too small for us though, needed more bedrooms.

you do realize that means nothing, right? it's only one piece of the puzzle. as i've said ad nauseum in this forum, my current rate is 3.50, but our assessments are rock bottom and my taxes are lower than any surrounding town with a lower rate.

Excellent point. Towns will make their money as they need to.. If the tax rate is low, then they will assess your home high or they can compensate a higher rate with a lower assessment. I notice that here in Cherry Hill. We have a higher rate with lower assessments.
