I think it is a little over priced though for the houses whether you are going to rent or own. I still have family there and they LOVE it and wouldn't move from there and I would move back if I had the chance. Good Luck.

Manchester is still nice! I almost bought a home in the 'Pine lake park' area a few years back! We have been happy here in Lanoka Harbor/Lacey which is also very nice and has great schools! I know of a few people who are also happy in the Manahawkin area

Default Barnegat

I live in Barnegat, not far from Little Egg. I would look into Barnegat before LEH. Better Schools, top place to live in Ocean County, new YMCA being built. Homes are very reasonable. LEG is a little out of the way for most, and unless you like the quite, almost slient town feel you may not like it. Many people that go to our gym are from LEH and they all dislike it and want to move to Barengat, Stafford or Manahawkin.

Can't comment on their schools, but I know that Barnegt and Manaahwkin blow every other town away. At least on the ratings.. for what they are worth.

I love Barnegat. We have been here for 17 years. I am moving but staying within a 1/2 mile of our current home. We have a 4bdrm in a great neighborhood. We just adopted child #5 yesterday and we are going for a 5 bdrm new home. Our current home is very nice (and on craigslist and realtor.com for just reduced to under 300K if anyone is interested)!

My parents moved to South Jersey with my brothers and have lived in Galloway, EHT, and currently in Smithville. Their taxes are a lot, the area is quickly becoming overdeveloped and is bringing too many kids into the school system...which raises taxes more. Crime from A.C. spreads out into the surrounding area and the roads weren't built to handle the volume of people living there now. My parents aren't thrilled with the school system either; it's not bad but not great.

LEH and Tuckerton is nice depending on where you buy. The area is quiet and woodsy but has a good number of people (but not as much as Stafford or Manahawkin).

Stay away from Mystic Island, especially the part that's not waterfront. The lagoon front homes are a bit overpriced. Most of the lagon-front homes are older, tiny shacks which cost about the same as a decent-sized nice house in another town. Dont even think about buying a home in mystic that's not waterfront (Upland Mystic), it's like a scaled-down version of Camden, lots of drugs and violence. Basically, Mystic is trash, except for weekenders and people who live in larger homes on the water.

The nicer developments in Little Egg are probably Winding Run (A fomer Kara Homes development which was abandoned for a while, but a new person bought it & construction is picking up) Holly Lakes (A small masterplanned community around a lake, the older section is not so nice, but its very pretty and the newer section is still building and has beautiful houses), some parts of Atlantis (a golf course community from the 60's which is nicely-kept and pretty trees but some parts are a bit trashy), Harbourtown (a pretty development with cute houses), or parkertown (in the north part of LEH, a bit lonely because it was big houses on huge lots in the woods).

The elementary schools (George Mitchell and LEH Intermediate) are good (the students like it there) and getting renovatted, GJM's renovation has begun and the Intermediate school's will start soon. Pinelands High School & Middle School are somewhat newer (High school in 1979, Middle school in 1991) but show some age. The school system at Pinelands is good, but the kids dont seem to like it there (supposedly the sports teams are one of the worst in the area and locally pinelands is considered the hick school).

Shopping, you'll have to go to Manahawkin, but there is an Acme, Shop n Bag, 2 Rite Aids, Walgreens in town, 3 wawas, McDonalds and a bunch of other stuffin LEH already. There is also a Super Walmart planned for Route 9 as is another grocery store&shopping center.
