if i were to move to Ocean Acres, I'd move to the Manahawkin side -vs- Barnegat side. Lower taxes, better schools (from what I've heard).

Default Barnegat New Jersey?

Barnegat Is Nice And Manahawkin Is Nice Too. We're Selling Our 3000 + Sq Ft Home With A Mother/daughter Set Up For 412k (negotiable) On A 100x250 Lot In Waretown. We Have A 20x40 Pool, Sprinklers, And In Ground Hot Tub. The House Is About 15 Yrs Old And The Apartment Was Built On In 2000. We Have An Oversized Beautiful Back Deck That Both House And In-law Apt Have Access Too. Main House Has 3 Full Tiled Bathrooms W/ 4-5 Bedrooms. A Walk Up Attic W/extra Storage Space. The Apt Itself Has It's Own Entrance/exit If Needed Full Eat-in Kitchen, Full Bath Living Area And Small Bedroom. Our Taxes Are Under 5500. I Think We Have The Best Of All Worlds Because Our Town Is Smaller Than Barnegat And Manahawkin. We're Looking To Follow Family That Moved From Jersey To Pa. We Miss Them.

Barnegat Rank #1 place to live in Ocean County. I really don't believe in those rakings, but, we did get 2nd place and third place in Ocean County on the ESPA scores.

People are very friendly, it's VERY safe. The taxes are a little higher, but, I prefer Barnegat HS to Southern HS. THeres people who feel otherwise. Only because Southern is soooo Large! I like the quaintness of Barnegat. I love all the teachers my kids have had.
We have a new JR. Football program too!

I'd suggest looking at resales in the area. If you can't find something then go with a newer home. Ryan Homes is also building too here.
Good Luck!

Do a search here. There's been a few posts about both towns.

I voted no. Too much traffic for me.

you really, really need to think about this if the commute is to NYC. it seems your mind is set so I'm not sure why you posted in the first place, but that drive is going to be sheer and utter hell. i had thought about moving to that area at one time and commuting into Piscataway a few times a week, but realized I was nuts - and Piscataway is closer. the time, expense and wear and tear on the car (if driving) is going to be more than you're imagining.

not trying to be a downer, but this is a very real issue that you seem to be blind to. it's like commuting to Delaware every day.

the commute from DE to NYC would be easier, I knew a guy who did it every day, it took less than 2 hours via amtrak, it will be around 2 hours in aggravating traffic from down there

oh, i guess i misunderstood you when you said "i am ready to go". shrug. you're not going to find many people who live there and "do it", but it's not "doable" for any length of time.

I get it... however i find that people who live further south tend to think alot about cummutes. My best friend lives in ATL and anything thirty min away is to much. Living in the 5bor. almost any thing is an 1hr+when I worked in manhatten my cummute was around 1hr and 10min because I use to have to take the bus or van to the train. When me and my girls hang out we go to the city and thats 45+ min depending on traffic and where we are going that nite. Not to repeat myself but I wont have to do the commute everyday and my fiance can drive or just take the train. I know it will get tiring but the prices out here are just out of control..... and its not just about money u dont get the same house. More and more people are making cummutes in exchange for a nice homes. I know a few people who liv in PA,DE,and South Jersey that work in Manhatten and feel the exchange is worth it in the end.
