Default What Are Your Thoughts On West Milford?

I have someone who is interested in the area but I am not too sure about the area as that is pretty far out of my reach. Is there a train system that runs through there to NYC? What is the area like? I would assume lots of farmland? Lots of new construction?

Hi Dodge,

I've listed and had customers for West Milford. There are absolutely no trains that run from West Milford to NYC. There are buses but I'm not entirely certain of the lines. If one wanted to take a train, they'd have to drive to Ramsey (nearest train station). The area is quite beautiful and rural, but still offers an effective town center. The largest attraction is Greenwood Lake, one of NJ's few motorboat lakes. Don't think there's as much new construction as you'd think due to the Highlands Act which puts rigid restrictions on development.

West Milford's r/e market is dropping like a stone off a high rise. Last time I checked (a couple of months ago) there were OVER 300 homes available. Granted West Milford is a large township, but still & all, that's a lot of inventory. Haven't calculated the absorption rate lately as I don't currently have a WM listing or customers for that area.

If you research NJ Dept. of Ed's website, you'll note that WM HS has a large number of suspensions/explusions. When I was searching for a home years ago, that scared me off into purchasing there. However, if schooling isn't a concern, I'm certain many a good deal can be had there. Actually, I was showing homes there a month ago (customer changed their minds about WM) and there's a lot of inventory worth considering.

Thanks for the write up. Transportation was an issue so I guess that one is out. I figured it did not have much transportation due to it's location but I figured I would check anyway. THANKS AGAIN!!

West Milford has been a lot of times described in Weird NJ as a town with a lot of hunted and weird places.

I think there is probably decent bus service. You could check New Jersey Transit - Home. If you want to be just a little bit closer I would check Ringwood maybe?

I guess I have to take a drive there just to see that. When I was in high school we used to do that all the time.

West Milford is a nice area. It is rural, but more in a wooded sense. I've never seen a farm up there. There is no train system in WM. However, many people say that the residents of WM are racist. IDK if this is true, but if I was given a quarter for everytime I heard this I'd be rich. I do remember reading in a newspaper once that a Black-Hispanic family moved to Ringwood (the neighboring town) and had racial slurs sprayed on their home.
