Good Luck if u go tomorrow. They have a list with the approx. 10 homes on it, they give u the address so u can drive by and the front doors are open so u could walk around. Buy one for us while your at it.

I have looked at and purchased a 2666 sq ft 2 story home (Southwind 2), located ON the golf course and bought it for $379,000 including the lot premium. This home is fully equipped, gas fireplace, wood flooring, crown moldings, with a loft etc. In fact the builder offers NO options at all.
As for the taxes it is apparent you have done no homework as the taxes are extremely low and in fact have actually come DOWN due to the influx of senior citizens (no children) who utilize less of the towns resources such as education which is the great majority of the tax bill.
Of course I spoke to residents and found no one (5 people) who had any complaints when they bought other then the routine new home ones which they claim were quickly and professionally addressed.
Sounds like you may have an agenda here since you are not reporting factually.

We bought a Southwind 2 in November 2007 and will be closing in February (I hope). It is located on the golf course so the lot carries a premium, is 2666 sq ft and was discounted $80,000. We were originally going to buy in the Lennar Development in Monroe, Middlesex Cty and that similar model was selling for $445,000 WITHOUT a golf course location. In that location a similar home would have cost $495- $500,000. Add to that the fact taxes in Monroe would have been about $2000 higher and it is easy to see why we changed our minds.
Lennar was very good in that they allowed us to transfer our deposit to the Oceanaire Site with no hassles.

Utility costs
I believe if you call the utility company(s) in the area they will be able to give you the average cost to heat/cool the home based on sq feet of living space.
Frankly I think the claim made by someone here of $700.00 per month is absurd. Perhaps if you kept the heat at 85 degrees and the cooling at 55 degrees and left all the windows and doors open it MIGHT come to that.
I had a 12 year old home (built new) in Mass. The highest heating bill I ever received was in the dead of winter with the utility rates up there being the highest in the nation and even then it barely exceeded $300.00 for each of Jan and Feb.

the facts
The air conditioning/heating issues were an issues a few years back when the origional builder put in units that were not big enough or powerful enough to heat and cool the homes. All of these replaced. Now you will find that Lennar has 2 zones for homes with a loft. The taxes are very low. This can be verified by looking at the tax roles. You cannot beat this development.
The location, the homes, the clubhouse is unbelievable. People who live there will tell you that they feel like they are on vacation in a resort all year long. 175 a month for maintenance is a deal.
This has to be the best deal in New Jersey for adult living. Just wish the sales people were friendlier and more helpful.

Since my husband and I don't play golf will this harm us in meeting people?
since the community is over 5 years old...are there clicks or is it easy to fit in (even if you don't play golf)
How is the shopping (supermarkets, shopping malls, Costco, Bj's) how far are they from the development
How far are hospitals and doctors?
Is there a loft? Finished, unfinished
Is it true everything is included? No extras?
Are you happy you moved there?
We are from Long Island, NY and are used to all the conveniences to be right near us.
I really appreciated any info you can give us.

Nuclear plant in Waretown
Is anyone afraid of the potential dangers and hazzards of the nuclear plant in Waretown, which is the reason I am afraid to buy in Greenbriar?
