Veriz .. nice to meet you, my new community neighbor ... !!! ... it's so nice to read that you are loving it there ... just confirms my feelings, as well ... my friends went to the new neighbor meeting last week at the Clubhouse .. they joined so many things ... they can't wait for me to arrive ... i am confident that i will meet many new friends and enjoy myself tremendously ... plus it's not that far from Toms River, which is where i work ... so the commute will not be bad ... when i was at Oceanaire this past Sunday, there was a huge block party going on .. people tell me that each street has one occasionally ... what area (street) do you live on? ... i am on Brigantine Boulevard ... near to where the new construction is going on ... jo-jo

Hi Jo-Jo
We are very new to Oceanaire, The new construction at Cape May-Stone Harbor Drive area. We have friends that have been living in Greenbriar for a while. We visit alot. We are golfers and like the course. We look forward to moving in the spring (if all goes as planned with Lennar). Hope all goes well for you, look forward to speaking to you again. Enjoy your new home.

Thank you Jo-Jo for your kind words. We too were full of excitement and when we bought here everything was included as well. I remember the days when the clubhouse opened and the parties and gatherings that were at the sales model. But things just changed very quickly and we are in a real disaster now. We have sent them letters by registered mail and our attorneys have sent them letters and they do not respond. They have left our community an eyesore, and trees are dying due to improper soil conditions and they wont replace them. Even part of our roads have been left unpaved. It is such a sad story. Hopefully another builder will come in and take it on, but we dont have much hope that will happen anytime soon. Thanks again for your kind words.

Morning Greentree1 ... i know it's hard, but please try to keep the faith ... i have read many great things about the Lennar Group and it's hard for me to even think they could let this happen to one of their communities on purpose .. something terrible must have happened internally for them to do this ... hopefully, the attorneys and possibly the current Homeowner's Association can make "enough noise" to get heard and find resolution ... i wish you only the best ... enjoy your day ... warm regards, Jo-Jo ...

Hi Jo-Jo..
good luck to you on your closing date in November. That knitting club sounds like fun too. I wanted to get somehting like that up and running here, but there didnt seem to be much interest in it. Oh well... we have bigger fish to fry over here. You know what bothers me more than anything with this turn of events here... is that we have paid alot of money for these homes... average homeowner has paid 650 to 750,000....alot of money for a retirement community, and to think that they would walk away and leave us in the unsightly mess we are in is inconceviable to me. I think that if one of their own upper management people lived here... would this be going on? It bothers me to think that decisions that affect people's quality of life are made with no regard. We invested our hard earned money into their community, based on their reputation, and in my opinion this is no better than the builders of Kara homes. The only difference is they did not leave any homes half built. Just vacant land which is overgrown with weeds, and dead trees, and construction debree. Oh well sorry to vent my frustrations but i feel it is important for anyone reading this, to have an idea of what Lennar is capable of doing. I also believe they are doing this in Mays Landing if i am not mistaken but i do not know that to be accurate. Anyway, have a great rest of your day.

Projects in Tinton Falls & Mays Landing
The projects in Tinton Falls & Mays Landing were part of a package of land holdings that Lennar put into a separate LLC or Company. These were the only projects in NJ that were part of that package. A majority of the balance of the land holdings were in CA I believe.
Lennar then sold this LLC or company to other investors including the California Retirement Pension System. Although the land was sold Lennar was going to build and sell homes on thoes sites.
Well to make a long story short the LLC declared bankruptcy. LENNAR DID NOT declare bankruptcy only that LLC did. The two properties in NJ are now tied up in bankruptcy court in DE.
Until the bankruptcy is resolved Lennar can not contiue to build on these sites. Again Lennar is at the mercy of that LLC to resolve the bankruptcy before any more homes can be sold.

Hello all. My wife and I have been looking at 55 Plus Retirement communities in NJ for a couple of years now. We're hoping to finally make a "buy" decision this year, and Oceanaire is at the top of our list right now, with # 2 being the new Toll Bros community in Forked River (Sea Breeze at Lacey) that is just starting up, and # 3 the Harbor Bay Hovnanian community down in Little Egg Harbor. (Neither are golf course communities though, but that is not vital to us as we don't play golf (yet). Anyway, this blog seems to provide good, honest feedback and we'll certainly monitor it.
Can anyone give us information about taxes? That is an important considertion for us, as we want to keep it at $5,000 for now, figuring they only go UP. We've been told by sales to figure about $5000. (We live in northwest NJ now, and are paying "thru the nose" for taxes on a TOWNhouse!) As a matter of fact, my wife thinks she heard that taxes are going up in Ocean County. Any "intel" about that would be appreciated.

Having 'searched' like yourselves for many years, we decided on Greenbriar Oceanaire Golf & Country Club as best for us. In our opinion it stood out from the rest.
The taxes, (appx.) are in the $4500. to $5500. range, more or less depending on the house and property.
You can always check with town hall of the area you choose before buying, we did. Sometimes you can get a feel for what the plans are for that area.
An article was in the Asbury Park Press this weekend in reguards to what you stated. It seemed to be related more to the homes on and near the water in the Ortley Beach area.
