Maintenance Fee
Well, $190 sounds pretty good from here - someone has to pay for all the amenities - 2 pools and that huge clubhouse and I think you have a social director down there - all that is expensive. From my experience, maintenance fees inevitably go up - the first big hit is when the developer pulls out, including the subsidy he is probably putting into the budget. If you want the amenities and the services, you have to pay for them. I'm comfortable with it, because at least it's starting low; @ $190 it has a long way to go before it gets anywhere near the $380 we are paying now for our townhouse in Hunterdon County NJ, with NO pool and NO clubhouse! (Older communities also have more expenses to fund.)

Stopped by to see the new construction beginning at the site in Tinton Falls. A development company, which I cannot find on the web has apparently purchased the remaining lots to build something that resembles the original design concept of the Lennar Group, the original builder. People should be extremely cautious and ask very detailed questions about this developer. I believe it is fair to say that the same quality that was built by Lennar in better times may not exist in this new construction. BUYER BEWARE!

Just to update you all on what is happening in Tinton Falls.... bewareeeeeeee of Lennar!!!!! they are now not standing by their responsibility to correct outstanding issues within our community. What a pack of lies they sold us all. Buyer BEWARE!!!!!!!!!!!!! We never were unreasonable in what we needed accomplished but they have abandoned us and their staff has been instructed to not fix anything within our community! It is a shame! Kvalin i wonder where you get your information abut this new builder?? ... At least he is building... cant even get lennar to honor the things that they are responsible for!

Greentree, I was at the site and did some research. This "builder" has apparently established a shell company for the purposes of slapping up whatever kind of building to get as much profit as he can. I suggest you "google" Putnam Development Company, and see what you can get. Their business cards contain a cell phone number but no address. I feel sorry for the folks stuck at Greenbriar, it appears you are victims of the economic downturn. There was actually a realtor who tried to pass off the new construction as being the same as Lennar. Apparently using the Lennar name is better than using Putnam Development Company, to the Realtors.

kvalin... economic downturn???? Lennar is a multimillion dollar company.... to leave us like this without even coming into our community to let us know what was happening is terrible. I am sure we are a spec on their radar.... We repeatedly asked them to come out and speak with us... and we were met with silence. We invested our money in good faith with this company.... excuse me if i feel a bit betrayed... not to mention the mess they have left us with. Figuratively as well as financially! We didnt sign on for this from a builder like Lennar.... shame shame shame! So to bash this new builder in my mind doesnt seem quite fair. He got the bid and is here. More than i can say for Lennar.

greentree1, I appreciate your situation, but be careful what you wish for. Willing to build, and building something worth buying are two different things. The homes Lennar built are gorgeous, I hope this unknown company builds similar homes and gives you some good neighbors. We shall see. I do not trust a company I cannot research.

kvalin... i do understand what you are saying... my main issue is with Lennar leaving us stranded in this absolute mess. I think it was terrible what they did to us. I do understand what you are saying about the new builder... but we have no control over that. I am frustrated with reading positive press about lennar in the paper.. when they advertise their other communities... and have just left us high and dry in this disaster.

Greentree, I hope for your sake, the development is completed. As a potential buyer, I am simply saying that I refuse to do business with anyone who may have established a shell corporation for the purposes of simply taking money to slap up a house using the Lennar blueprints. I want to be able to hold an actual corporation responsible, if I move into a home a things begin to fall apart. I cannot locate this developer anywhere, and the business card simply lists a cell phone number. Not the way I do business--would you?

i hope for our sake it is completed too.... i understand all your points but we have no control over what is going on with the new builder. My point was not about him... it was lennar and what they did, which was the initial point.

You are close to a nuclear power plant down there. There is also a major redevelopment of the (shore) area. There several grants from the state and federal government to improve the waterfront!
