I'm looking at some properties near where the development is suppose to be built. Have some concerns about how this will affect existing property values, traffic and safety.

The latest news that I was able to find was some time in November 2012, where the town decided to vote in favor of this project. Does anyone know anything recent about the project? When are they suppose to begin development and when will they be done?

They were suppose to build 165 townhouse units which includes 33 low income housing units. I'm not really familiar with the low income housing programs, I assume this is section 8, anyone know otherwise?

Sometimes its affordable housing , which means you need to have a job and an semi-decent income or it could be Subsidized section 8...

The land is contaminated. They said it was cleaned, but it will never be cleaned. It was contaminated many years ago by a dry cleaners & a chemical factory. It's a bad location right next to the railroad tracks & route 208. Nobody will buy them & the town won't allow rentals there. It's not FL fault. The courts forced them to approve the project. I doubt they will be built.

That's good to know. I just drove around the area today and I don't see any development there yet.

On the fair lawn website, it says that the low income housing will be governed by the state, specifically the Mount Laurel housing program.

"Mount Laurel" housing in NJ refers to COAH (Council on Affordable Housing) which requires towns to approve a percentage of housing at below market rates, whether rental or for sale. In this case, the developer Landmark Companies of Keasbey NJ sued the Borough and was granted specific zoning for the project which must include 20% set aside as affordable housing, 33 of 165 total.

The problems with this project are many, such as impaired emergency access and pedestrian safety, but the Borough has basically looked away (or held its nose depending on who you ask) from most of them.

The severe winter of 2014-15 may have put a crimp in the plans, but as of early March 2015 the developer has not yet submitted building plans, only a site plan of utilities and building locations.

Know that the pollution on this site consists primarily of naphthalene in the groundwater and very likely chromium which was previously located as "green goo" and remediated to the NJ DEP's minimum requirements for the specific areas previously identified - and not the entire lot.

If you are planning to purchase property within the Radburn Association HOA, be sure to request a copy of annual budget and by-laws of The Radburn Association and do not settle for documents relating only to the "Citizens Association," because it is the former which collects assessments and administers the property.

I really, really hope this development does not get built. Fair Lawn and Bergen county need more parks and open space. Not the town houses on a questionable, small piece of land right next to diesel NJT trains and a highway.

As of 2017, the project along Plaza Rd is actively under construction. Now known as "Crossings at Radburn," the units are being advertised by Pulte Homes. All the prior issues with the development remain the same. Pulte is building on behalf of Landmark/Bergen Developers.
