I bought my condo from a couple who was going their separate ways. I think it sped up the sale because they wanted to get away from each other.

They were not actually divorcing, since, according to their also-Korean real estate agent, it was shameful in the Korean culture, especially in their religious circle, to divorce. But they hated each other and the real estate agent said they constantly screamed at each other in his office. He was going to Florida to live with relatives and she was moving in with her sister.

The appraisal came in $6,000 lower than my offer, and they agreed to the lower price right away. They wanted to sell, split the money and go.

The only uneasiness I was left with was the overpowering smell of kimchi in the condo. Some fresh paint and a visit from Stanley Steemer took care of that. It's been three years--I hope they're both happy.

I also bought my home from a divorcing couple but the process was painful. Long story short, the wife wanted to sell ASAP but husband refused to sign off. The court has to settled it for them.
