I am sorry if this is offensive. Considering the entire NYYC area and surrounding burbs are expensive and property taxes are high, there are many things to think about in trying to locate an area with a good quality of life.

It's not offensive at all. It was just extremely vague, given the breadth and number of towns that would fit what you asked for in the OP. " Good schools, non-flood-prone, accessible to Penn Station"--where does one start with that? When you examined the various NJ Transit train routes on their website, were there specific towns that caught your eye because of distance or geographical location for which you want more information?

We need the budget info, your tolerance (and sense of reality) for commuting, etc. Answering the questions in the sticky would be most helpful. That's why it was created. It only will take a couple of minutes. There are people on this forum with a lot of good info on the many different areas/counties/towns you would want to consider.

Not offensive at all. We want to help you if we can, but you need to give us more info. There are a lot of NJ towns with access to Penn Station, I'd say the bulk of the northern, especially northeastern, part of the state, which spans numerous counties. Even extending your search down the coast would give you more options, so we just need to know more from you to help you. Your budget is probably the most important thing.

Good points. Example: My train line (North Jersey Coast Line) goes directly into Penn Station, although I personally switch at Newark Penn for PATH to JC. The trip from Little Silver to NY Penn is about an hour and fifteen minutes. It doesn't flood. Schools are good. There ya go...right?

Would you be able to tolerate that long of a commute? Do you care if you live close to the ocean--which was one of my reasons for moving down here--or doesn't that mean anything to you? Can you afford Little Silver or Shrewsbury or might you rather choose another town nearby (I don't live in either of those places myself and you would likely not want to live where I do.) Do you want the sort of amenities that nearby Red Bank offers--theater, arts, good restaurants, etc., or is that not important?

One hundred+ other people can give you the same story about their towns.

This map is a little older, but it shows how many towns are "commutable" within a certain time frame. Hence the need to narrow it down via other factors...

The New York Times > New York Region > Image > Travel Times on Commuter Rail

Any place come to mind with good value that has a property tax not equal to the house payment? And less than an hour commute... Character and a nice village feel is a plus

That map should be a sticky. I bet you can guess which lines and stations have the highest ridership from that map alone.

Just to chime in ... check out South Orange/Maplewood... it has its own forum online but i guess i cant mention the website here.

Well, you want stuff picked out of the air... try Summit. Higher house payments and lower property taxes, plenty of trains and one of the larger downtown areas.
